3 Tips To Buying The Right Radar Detector

There are many radar detectors on the market right now. Each one of them claims to have a single best feature. Some detect from the longest distance, while others claim to detect the most radar bands. Others claim to have the highest degree of accuracy and can tell the distance and direction of the radar gun.

With all these different features on the market, which one is right for you? What model of radar detector should you buy? How do you know it will actually work in your state? Is it legal in your state? These and other pressing questions are frequently asked. Here are 3 ways to know you are buying the right radar detector.

1. It detects the right bands for you state.

Some states use different types of radar guns, and unless your radar detector can pick up their signal, it isn't any use. There is a whole slew of different bands of radar guns, X, K, Ka, POP3 K, POP3 Ka, Laser, etc.

First you need to find out which bands that your states uses. Then you need to find a radar detector that can pick up those bands. Not every radar detector can pick up every band.

2. Find the model you want.

There are hundreds, if not thousands, of reviews for nearly ever radar detector ever made on the internet. Now that you know what bands you need to detect, you need to find the right mix of price and features. Some people don't mind paying $500 for a radar detector, some people want to pay under 100 bucks. Obiviously the more you spend, the more features you will get. And the amount you spend will usually determine the range that your radar detector can detect to.

There are many different websites that will allow you to compare different radar detector models. Once you have found the right model for your needs, find the right price. This usually involves going to a few comparison sites, and searching for that model of radar detector.

3. Make your purchase and install.

Some radar detector installations are as simple as plugging your radar detector into your cigarette lighter socket. Others are more complex and need to have wiring run throughout your car or truck. Depending on the complexity of the product, and your knowledge, you may or may not need to have your radar detector professionally installed. A great place to get a radar detector installed is a car audio store. These shops are experienced with running wire throughout cars, and have probably installed many radar detectors.

Keep in mind that radar detectors are illegal in some states, you should check with local law enforcement before purchasing and installing a radar detector.

A radar detector doesn't make you invincible to radar guns, and it doesnt't mean that you won't get a ticket. You should always obey the speed limit.

5 Things To Overcome The Tough Parts Of Blogging...

There are times when a blogger, like any other writer, will 'loose the muse.' Every idea that comes to mind seems either trite or dull or, worse still, no ideas come to mind. What's a blogger to do? Here are five tactics that just might clear away the cobwebs and allow you to find an inspiring idea for another great post:

Start with the news! Open up your favorite news page or open a newspaper and see what catches your attention. What are the politicians up to today? Any pending legislation that worries you or flat out scares you? Or perhaps someone is running for office or proposing a law that you may want to publicly support. Some celebrity is sure to be in trouble again; have anything to say about that? Maybe you have an idea about who should be dating or marrying who. Who died? A nice memorial post for a nice person may be in order. What happened “On This Date” in past years? Some past events are worth researching and writing about. Are you into sports? Many bloggers or blog readers are sports fans and they might be interested in your take on the playoffs or the players. Don't forget to check the editorial page and the letters to the editor -- do you agree with the opinions? Tell the world why or why not.

Read some blogs! Start surfing your favorite blogs. What are they talking about? You might have a different perspective on the latest hot topic that might just be interesting to your fellow bloggers or a perspective that might make them mad (BTW, never worry about making bloggers mad -- most of them love having something to gripe about). If you can't find anything that inspires you in your favorite blog, surf through some of those blogs that always make you mad; the ones that seem to promote everything that goes against your lifestyle. Anger is always a good blog motivator but don't get so angry you get irrational. Comment on some blog posts and then expand your comments into a post on your blog. Also try logging onto Blog Explosion, Blog Clicker or one of the many other blog traffic generator programs -- there are lots of ideas out there that are worth writing about from either a pro or con perspective.

What have you been watching or reading? Have you read any good (or bad) books lately? Write about your latest read -- recommend it, blast it or even write an abstract for your blog (but don't give away ending). How about movies, the great ones or the pitiful losers might be worth some good or bad words -- you could make movie or book reviews regular features of your blog. The same goes for television shows. Start a series that follows your favorite TV show, there might be quite a few fans of the same show that will be interested in your take and appreciate your summary of episodes they missed. If there is a book, movie or TV show that you thought was great there is sure to be a reviewer who panned it. Find the bad review and write a post countering the reviewer's opinions.

What have you been doing? Your work place, your co-workers, you bosses, your home and your family members are all fair game for your blog -- keep it short and amusing and you'll have a great post. Once you introduce a particularly interesting person to your readers you may want to do some sequels. When was your last travel vacation -- write a travelog about where you've been or do some research on some places you'd love to go to and write about them.

Do you have a special skill? If you can make something that is unique or something that is common but made special because of what you know, there may be people interested in knowing how to do it. Give away tips on cooking, sewing, cleaning, fix-it projects, pet care, child care, beauty secrets, personal care or organizing tips. Make it a regular feature on you blog. If you have a digital camera find an interesting subject, take some pictures and then write something based on the subject. If you found it interesting or comical or sad its likely to interest someone else.

A Cialis A Day Keeps The Uncertainty Away

The maker of Cialis will apply to the FDA for approval of a once-a-day version of its ED treatment. The company maintains that a daily dose will allow the benefactor to enjoy more spontaneous delight than he can with what the manufacturer refers to as its "on demand" version.

The company maintains that side effects of the new dosage are mild and consist primarily of an inexplicable bulge in the pantaloons.

Dr. Ira D. Sharlip, professor of urology at the Univesity of California, San Francisco, stated, "For patients who are more sexually active, which generally means younger patients, whose sexual activity is more spontaneous, it will be an attractive alternative, provided the cost is not prohibitive."

Until now, men had to take Cialis and other impotence drugs thirty minutes or more before they flung themselves into the arms of their lovers. Now they’ll be ready at the drop of a belt.

Some analysts doubt that millions of men will take the drug every day, since the biggest users of the therapy generally have sex only a couple of times a week.

Insurance companies may also refuse to pay for a daily dose.

Interestingly, a Cialis a day may also have cardiovascular benefits, since the enzyme that Cialis, as well as other impotence drugs, inhibits, flows in all the body’s blood vessels. As a result, the drug may be an effective treatment for high blood pressure.

An expert stated, "There may be a much bigger picture than just for erectile dysfunction."

He certainly chose his adjective well, since “bigger” does seem to be the operative word here, except in regard to the one item Cialis does, at its best, reduce the size of, and that is, of course, the performance anxiety, or uncertainty, of the aspiring lover.

2007 Nissan Maxima: 300, Avalon Take Notice!

During the late 1990s, Nissan rolled out a new version of its Maxima to the critical acclaim of automobile experts as well as to consumers who snapped up the snazzy car in record numbers. Nissan carried the momentum forward until when the 2004 model was released; it was perceived by many as a step backward and sales dropped accordingly. Now, Nissan is poised to release a new Maxima and the company has the Chrysler 300 and Toyota Avalon in its crosshairs!

Make no mistake about it: when consumers are disappointed with a particular model they will look elsewhere; not even brand loyalty can keep consumers in the fold. Nissan found this out painfully in 2003 as the first Maximas were released as 2004 models. Sales dropped as potential buyers complained about the cheap looking interior as well as the uninspiring exterior.

Nissans loss was Chrysler’s and Toyota’s gain as the full sized, rear wheel drive Chrysler 300 has performed very well and the all-new-for-2006 Toyota Avalon is evoking favorable comparisons with current Lexus models. Nissan, realizing that lost sales was lost income hurried the Maxima’s redesign and has pushed the new car up market. This means that the all new Maxima will probably more resemble a vehicle from Nissan’s luxury car division Infiniti than any Nissan has to date.

So, what are the major changes? They will include the following: a redesigned exterior that takes its styling cues from Infiniti; a much more luxurious and refined interior; and more optional equipment made standard.

Sure, you will pay more for the new Maxima, but in the end you are certain to drive away with a car that competes effectively with Chrysler and Toyota for sales in the all important large car segment. This is good news for Nissan and for you, the potential buyer.

5 Tips To Make Her Respect You

Respect is one of the basic human values. As it
applies to people, is defined as an attitude of
admiration or esteem for a person. This feeling
is generally a result of a person's achievements.
While all people deserve respect, not many of
they receive this.

Everyone wants to be respected by others but not
all of them get it. It’s important to first
define who a respectable person is before giving
respect to him.

First of all you have to keep in mind that in
order to demand respect, you will have to treat
others with equal amount of respect.

‘Respect’ is just a word, but what it means and
what it distinguishes for us can make all the
difference in how we observe ourselves and others
— as well as how we relate to future
possibilities and choices.

Many successful relationships have been built
around different political or religious believes,
but it all boils down to respect. They are based
on the belief that both partners are equal, that
the power and control in the relationship are
equally share. In a relationship, respect means
to listening each other, valuing each other's
opinions, and also understanding the other's
emotions.

If you want to make you respectable by your
girlfriend, here are some helpful tips which may
use.

1. First of all it is very important to have self
respect. Treat yourself with respect. If she
sees that you don't have any respect for yourself
she might consider that she doesn't have to show
you either, because it is not important to you at
all.

2. What you give is what you take. Show respect
if you want to be respectable. Everyone wants to
be admired and appreciated. If you show your
girlfriend that she is important to you, you'll
be easily in their good graces. Be attentive,
give compliments, and make her feel comfortable
with you and content. Simply admire the person
you are with and listen carefully when she talks.
So, she'll love to spend time with you.

3. Relax. Women think men are mediocre because
they have a boring personality. So, when you have
a date with her relax and have fun so she will
feel great with you, because if she finds you
boring you may get dumped. If you make her feel
good she will respect you for the funny guy you
are, being the person who can make her smile even
when she is very sad.

4. Don't lie. We all now that women don't like to
be lied to. If she had caught you with a lie she
will definitely not have any more respect for you.
But, if she sees that you are sincere to her all
the time, she will be proud of you and will show
more and more respect for you.

5. Be confident and polite. Look into her eyes
when she talks to you and make her feel that you
are a person who can trust in. Show her that she
can talk with you about any subject or problem
she has and can count on your help. Don't forget
to be polite, this will bring a reciprocal
respect.

When you are in a relationship you must be
treated with respect, which means your girlfriend
must act like this:

- lets you feel comfortable being yourself

- is able to admit when she is wrong

- is willing to compromise

- respects your opinions, feelings and friends

- tries to resolve conflicts by talking honesty

- accepts when you’re saying no at things you don'
t want to do

So, take a deep look at your relationship and
watch out if your girlfriend is making all this
things for you and if not you should try this
tips to make her respect you.

10 Safety Tips When Riding An ATV

More and more these days, riders of all terrain vehicles (ATVs) are becoming injured or even killed when their ATV wrecks, enforcing the need for safe operating procedures. This is especially important for teenagers who are interested in riding ATVs and are less likely to practice safe conduct while operating the vehicles. Keep in mind that ATVs are just as dangerous as cars, motorcycles, trucks, or sport utility vehicles, so only operate them using the proper techniques and procedures. Many riders neglect the fact that these vehicles have the capability to extremely injure or kill the drivers, but in the correct hands, ATVs can be a fun way to spend time in the great outdoors. Follow these ten safety tips when riding any ATV:

1.) Only drivers over the age of 16 should operate an ATV.
The American Academy of Pediatrics strongly recommends that children under the age of 16 should not operate an ATV. This is especially important, since younger children are usually injured on ATVs due to their size or inexperience with operating vehicles. Even once a child is 16 and able to operate an ATV, adult supervision should be present at all times.

2.) Always wear protective gear.
Just like operating a motorcycle or bike, riding an ATV requires you use proper protective gear. ALWAYS wear a helmet. Most serious or fatal accidents occur when the rider is not wearing a helmet and falls on his or her head. Helmets may not be the most stylish accessory, but they can literally save your life. Also, since most riders operate ATVs in wooded environments, be sure to wear proper eye protection, as a rock, branch, or even a bug can fly into your eye and cause damage. Furthermore, be sure to wear boots and gloves to protect your hands and feet while operating the ATV.

3.) Take a driver’s safety course.
Before you drive a car, you take a safety course, so why should driving an ATV be any different? Safety courses educate riders of the correct way to operate and ride an ATV to ensure he or she knows how to handle the vehicle. Also, safety courses will teach riders of all ages the appropriate behavior when riding an ATV, making it critical for teens and adults to attend.

4.) Only one rider per vehicle.
ATVs are designed for only one rider at a time. Since you have to manipulate your weight in order to control the vehicle, two riders on a vehicle is incredibly dangerous. Also, the ATV may be unable to successfully hold the combined weight of two riders, making it less stable and more apt to roll over. Finally, having an additional rider can distract the driver from the task of properly operating the vehicle.

5.) Ride ATVs in appropriate settings.
When it comes to where to ride your ATV, ensure you choose a proper setting. Avoid roads and streets, since ATVs are not designed nor intended to be driven on concrete or asphalt with larger cars and trucks. Also, avoid improper terrain that may encourage the ATV to roll over due to instability in the ground.

6.) Do not speed.
ATVs are designed to go a certain speed safely. Increasing the speed—especially through certain terrains—decreases your control and the vehicle’s stability, making you more prone to have an accident.

7.) Do not operate an ATV impaired.
Many adults find themselves tempted to operate an ATV while under the influence of drugs or alcohol. Even over the counter or prescription medications can impair your reaction time, thinking process, and judgment, so be sure to avoid operating an ATV during this time. Just like drinking and driving, alcohol and ATV driving does not mix.

8.) Carry a communication device with you at all times.
ATV operations should be sure to carry a cell phone or walkie talkie with them at all times so that they can call for help in the event of an emergency. This is especially true if you are riding alone, which is not encouraged, so that someone will be able to find you if you become injured. Whenever you plan to ride your ATV, you should either have another individual with you or notify someone of where you are going and when you plan to return.

9.) Do not attempt tricks or stunts while riding an ATV.
The most injuries on ATVs occur when the vehicles are operated improperly. Take great care in riding your ATV and be sure to avoid any tricks or stunts that will encourage an accident. Furthermore, avoid improper interaction with other individuals, whether they are on an ATV or not.

10.) Use common sense.
This final safety tip is by far the best. Your common sense can carry you a long way, especially involving your safety.

Improving Drive: Customizing with Performance Parts

Customizing your pocket bike can turn a common bike into a real pocket rocket when you use pocket bike performance parts. Many pocket bikes performance parts not only make your pocket bike faster and more powerful, they add to the general look of “attitude” you want your competition to see on the track! Those cool side stripes may look great, but they're not going to get you around the track any faster. Put your money into high performance pocket bike parts and then you'll have a bike that can back up the appearance of attitude you've given it.

When you’re looking for pocket bike performance parts, remember your bike's speed and power is “all in the mix”. The correct mixture of gas, oil, and air are the elements that combine to work like jet fuel for your pocket rocket. However, if your customized bike is riding too hot, a good solution is to start with a temperature sticker. These parts for pocket bikes are typically sold in packs of three, and can easily be applied to your bike’s engine, suspension and other heat sensitive parts.

Most pros get the largest boost in speed and overall performance from pocket bike performance parts like velocity stacks and air filters. While those are king, take the time to still add some performance pocket bikes parts for pipe and custom carburetion and the only thing that will be able to stop you will be your own brakes! In addition, there’s something about performance parts pocket bikes custom pipes and exhaust system that makes your bike look like a formidable adversary to your competition, and gives you an early psychological edge in any competition!

There are many other performance parts for pocket bike enthusiasts that not only help you stay in the race, but combined with your skill, will put you in front of the pack. Some things that you might overlook are pocket bike performance parts like custom grips and foot pegs that improve your ability to control your bike. Remember not to have immediate expectations. The best racers are those who know their bikes, so it may take some time for you to re-adjust after adding these improvements. Concentrate on getting used to how they ride, and soon the only thing you'll have to worry about is how far ahead of everyone else you are before hitting the finish line.

5 Reasons Why Blogging is the New Internet Marketing Tool

Do you ever feel like you know just enough about Blogging to be dangerous? Let's see if we can fill in some of the gaps with the latest info from Blogging experts.

Blogging is a concept that started in late 90s. It used to be a way to comment an existing webpage, an opportunity for visitors and readers to react or voice out one’s opinion on the said page. What started as a single-sentence commentary has evolved into pages of personal take on just about anything and everything under the sun. As it continues to move forward, online advertising has tapped into the blog’s potential. Here are 5 reasons why you should use blogging as an Internet marketing tool.

1.Blogging is simple. The simplest way to get your piece on the net is through blogging. No skills are necessary… an average adult can read and type, or at least click a mouse. It’s like having a virtual piece of paper and you just write your ideas, experiences, new products, and hope that the truth behind your articles comes out and entice your reader to also try your product. If you have a PC and an Internet connection (who doesn’t?) then you can blog and advertise.

2. Blogging is authentic. In this day and age where advertising saturate our lives, we question the credibility of promoters’ claims. However, in blogs, real people share their real-life experiences, unscathed by paid advertising. Reading blogs about first-hand product use is like talking to people about their first-hand experience. You definitely want to buy a tried and tested product.

3. Blogging is free. Because blogging is yet to be proven as a mainstream online advertising media, most sites see it as something to augment current marketing tools and thus offer it for free. Any opportunity for free webtime is definitely a bonus especially to businesses that are starting up. Needless to say, paid blog pages can generate more income for your seriously growing business.

4. Blogging builds credibility. 6 Things to do if involved in a Motorcycle Accident

Motorcycle accidents have a reputation for being some of the deadliest. Motorcycles offer little protection to riders in the event of an accident; therefore the injuries are often severe requiring long recovery periods.

Usually, motorcycle accidents are not the biker’s fault. Due to the size difference between a motorcycle and passenger vehicle, motorcycles are harder to see and are frequently lost in the passenger vehicle’s “blind spot.” Due to this fact biker’s are often sideswiped by vehicles that simply did not see them.

Some shocking statistics from the National Highway Traffic Safety Administration show that motorcyclists are 32 times more likely to die in an accident than passenger vehicle occupants, and 6 times more likely to suffer injuries. It is important to remember that biker’s are entitled to compensation for injuries due to someone else’s negligence as well as passenger vehicle drivers.

If you are involved in a motorcycle accident it is important to remember the following things:
1. Report the accident to police. The police report is helpful to your auto accident injury lawyer in determining fault.
2. Record the names and statements of witnesses to your accident. Take pictures and record any unusual circumstances or whether that may have contributed to the accident. This will be especially useful should your case go to court.
3. Do not speak with any insurance agents or adjusters that may show up at the scene. This is an unscrupulous tactic sometimes used to get people to admit fault or say something that could hurt their claim.
4. Call your insurance company to report the accident. Do not speak with the other party’s insurance carrier. Let your motorcycle accident injury lawyer deal with them.
5. Even if you feel you haven’t sustained a serious injury, it is a good idea to get checked out by a physician. Some brain injuries do not show up right away and insurance companies may be reluctant to pay for an injury later on.
6. Contact a motorcycle accident injury lawyer as soon as possible.

5 Things NOT to Do With Upset Customers

A couple of months ago I had a small kitchen fire in my home. All is well now, but for a few days my family and I camped out in a hotel room and once we returned home we had no oven (it was destroyed in the fire) so we were forced to eat every meal out for several days.

On the day of the fire two representatives from the insurance company told me to "Hold on to your meal receipts, send them to us and we'll cover your meals plus sales tax." After the contractors restored my home and we settled back in, I was preparing to mail in my meal receipts for reimbursement and I gave my adjuster a quick call before dropping the envelope of receipts in the mail. He explained that reimbursement was actually for 50% of meals and not 100%. While a partial adjustment made sense to me, I clearly recalled two company representatives promising to "cover meals plus sales tax."

My adjuster became sarcastic and defensive in both his words and tone and said, "No one in this entire company would have told you we cover 100% of meals. Our policy is to cover 50% because you would have been eating even if the fire had not occurred."

I was livid. Now it's no longer about the issue, it's about the principle. So what did I do? I assembled all the facts that supported my case, presented an opening argument to the company's corporate office calmly and methodically, and finally delivered a fervent and succinct summation of my evidence and closed the deal---walking away with 100% of my meal charges.

Here's the lesson here: Had the claims adjuster done and said the right things during my initial phone call, the company would have been able to resolve this problem with a simple explanation and apology. Instead, they paid out nearly $200 more than they had to and had to spend 10 minutes listening to my case.

This costly scenario is played out countless times every day throughout the service sector because employees don't know how to communicate with upset customers with diplomacy and tact and in such a way that creates calm and goodwill.

In my case, had the claims adjuster responded with, "What we were trying to explain is that your policy covers 50% of your meals plus sales tax. You would have been out of expenses for meals even if you had not experienced the regretful fire. We try to minimize your inconvenience during your loss by covering expenses above and beyond your normal meal expenses. Does this make sense? I'm so sorry for any inconvenience this misunderstanding has caused you."

This approach certainly made sense and I would have very likely accepted the 50% policy. But instead, the claim adjuster's attitude incited me and I was determined to accept nothing but full reimbursement. The wrong approach to an already upset customer only makes them more forceful and often results in a much higher payout from the company. I don't want you to have to pay one dollar more than you absolutely have to and to help you manage costs better I'll give you 5 things not to do with upset customers.

1. Don't tell a customer they are wrong. Telling your customer he is wrong arouses opposition and will make the customer want to battle with you. It's difficult, under even the most benign situations to change people's minds. So why make your job harder by starting out on the wrong foot.

2. Don't argue with a customer. You can never win an argument with your customers. Certainly, you can prove your point and even have the last word, you may even be right, but as far as changing your customer's mind is concerned, you will probably be just as futile as if you were wrong.

3. Don't speak with authoritative tone as if you have to prove the customer wrong. Even when the customer is wrong, this is not an appropriate response, as it will put the customer on the defense.

4. Don't say, "We would never do that." Instead try, "Tell me about that."

5. Don't be afraid to apologize. Offer an apology even when the customer is at fault. An apology is not admission of fault. It can be offered to express regret. For example, "I'm so sorry for any inconvenience this misunderstanding has caused you."

Never forget in problem situations the issue is not the issue. The way the issue is handled becomes the issue.

5 Ways To Maximise Your Personal Energy Supply

Different governments, officials, environmental agencies exhort us to conserve the energy we use in order to save the environment and sustain our continued existence on the planet.

On a personal level I think that we also need to know how to conserve, focus and maximise our own personal supply of energy. We unconsciously dissipate and waste our energy on people, situations, thoughts, attitudes and events which do not serve us well. This leaves less space and energy for creating and attracting the kind of abundance that we want in our lives.

Interestingly enough I've also found that as I conserve, focus and thereby maximise my energy, I tend to use less energy on craving and acquiring "stuff", but more energy focusing on what is truly important to me, thereby helping the environment.

So here are 5 Ways to Maximise Your Personal Energy Supply.

1. Release Resistance

Releasing resistance will affect a profound change in your level of energy and how you view the world. Resistance often feels as though we are going against ourselves in order to satisfy some internal authority or a myriad of "shoulds" "oughts" and "have tos". It takes a tremendous amount of energy to be resistant.

Related feelings and behaviour include: procrastination, using willpower and discipline to effect change (otherwise known as "I Have To Struggle To Achieve What I Want"!), stubborness, inflexibility, wanting to be right rather than happy (a very popular one:), holding onto self limiting beliefs way past their sell by date.

Releasing resistance can be as easy as just making a decision to let go of whatever you are holding onto. Energy therapy also helps release resistance at a very deep level.

2. Reduce time watching TV

Watching TV unconsciously is very exhausting. Haven't you noticed that when you watch TV continuously and do little else, you become extremely tired? That's because you are merely a passive recipient of information that you're not fully engaged with. On an energetic level, taking in all of those rays from the TV (similar to a computer) is overstimulating on a physiological level. Of course while you are watch TV, it means that you're not doing something more productive.

Am I saying that you stop watching TV altogether? No, but to be more selective and watch only those programs that you are engaged with. I'd also say that stop watching the TV news - all of that manufactured fear really affects you on a cellular level. I find that my mindset, moods and overall energy improve significantly when I watch less TV.

3. Consciously create vacuums

Ever heard of the saying: "Nature abhors a vacuum". If you clean out an area of your life, you are giving the Universe a message to bring in something to replace it. This is otherwise known as energetic and/or physical clutter clearing. Start with either. Most people find it easier to start with clearing out the physical which has an effect on their energies. You are consciously creating the space for change to occur and inviting what you want into your life. This is much much easier than efforting to make things happen.

4. Avoid/deal with Energy Vampires

One of the quickest ways to get an energy boost is to disassociate yourself from those with those whose energy drains you. It is very effective. Unfortunately, it also becomes a little more difficult if they are your partner, member of your family, work colleagues or boss. It helps to develop a stronger set of boundaries and energetic protection, so that they are less likely to affect you in this way.

5. Create quiet time for yourself every day.

Not to do anything (unless it relaxes you), but just to clear and refresh your mind. We are human beings, not doings. There are times when our crowded schedule and minds don't allow space and time for the creative to be welcomed in. Einstein liked to go sailing in the afternoons after working in the morning. Okay, most of us don't have this opportunity, but you get the point.

If you only do one of the above, then your life will undergo a profound change.

5 Things to Consider Before You Hire a Virtual Assistant

Understanding What a Virtual Assistant Can Do

I hear the term "Virtual Assistant" more and more in business. Did you know that you could possibly hire someone from another continent that works while you sleep and maybe for $8 - $12 Dollars. Mos t of the VA’s I work with have degrees and one an MBA in Business Admin. I pay her a pautry $15.00 per hour and what a bargain that is.

With the growth of virtual assistants has also been a change in what it means to be a virtual assistant. The leaders and founders of this particular entrepreneurial job have made distinctions between what it means to be a virtual assistant, and what it doesn’t mean. When you are explaining your business to others, you want to make sure to keep this standard.

Being a virtual assistant is becoming a distinct definition of a specific home owned business. It is expected that the standards will be upheld of a virtual assistant for all others who are working in this profession. This means that a virtual assistant is someone who provides a variety of services to businesses and individuals following the standard that has become formalized in the past decade.
The first angle that is taken towards approaching what a virtual assistant is includes the idea of being virtual. If you are not working out of your home, or remotely, then you are not considered a virtual assistant. Instead, it is considered to be a temporary job or a telecommuting job. One of the standards for being a virtual assistant is having the freedom to work where you want.

The second part to being a virtual assistant is the distinction that is made in the job description. Most virtual assistants will cringe at the idea of being called a secretary or freelance worker. Technically, a freelance worker is one who only does the job for extra income. At the same time, a secretary is one who doesn’t do the work continuously with only one client. A virtual assistant is provided in order to create a substantial and long term relationship with a business.
Here are 5 things you should consider in a Virtual Assistant?

1. Professionalism. Does the VA answer her or his emails, voicemails and other correspondence in a timely and professional manner? It is important if this person is to work for you has the right skills to not keep you or a deadline waitng. Make sure you give a covert task to her or him to pass that shows comittment to deadlines.

2. Project Management. Juggling tasks nowadays is vital. We now tap out feet in front of the microwave so things need to get done. If a person cannot work with a few projects on the go you might want to move on. I guarantee you will only find out that they have a project management problem when you lose "the big deal".

3. Availability. Many of these people work for several people at the same time. It is not uncommon for you as an employer to be in a funnel system for the VA. You slowly move down the funnel as they take on better contracts from new virtual employers. Be aware that you and your project will get dropped at the most time you least need it. You also need to be lining up new VA's. Try to split your work between 2 or more VA's to combat this problem.

4. Test. Give the VA a mini project before going ahead with a contract. I also give a minimum of 2 tasks that cost no more than $30 -$40 to complete. I need them done correctly and to my total satisfaction before I even consider this person. It is simple to hire one of the first few people to come along but please shortlist at least 10 and give the tasks to 2 of the 10 you shortlisted. Obviously make sure these tasks are something you actually want doe, dont waste any money.

5. Get References. Can the VA give you a list of people whom you can contact who will tell you about working with her or him?

The main distinction that most virtual assistants will work towards creating is the idea of being in a relationship with a business, and making this their business. This goes beyond the Expectations of any temporary work or telecommuting job. It also means that the services a virtual assistant can provide will go outside of job descriptions that are made in the office. By understanding the standards for being a virtual assistant, you can best approach this in your own relationships with businesses.

4 Steps to Christian Inspiration

Many times we study how to do things faster and better but we skip the essential step of inspiration. When we are inspired by the Holy Spirit we have a wealth of ability with which to work. When we are empowered by Christian inspiration we “can do all things through Christ which strengtheneth us” (Phil. 4:13, KJV). We read in Job: “But there is a spirit in man: and the inspiration of the Almighty giveth them understanding.” (Job 32:8, KJV)

One of the most important things to remember as we study Christian inspiration is that when we are inspired we must use our inspiration for the glory of God and to do His will. Jesus tells us: “But seek ye first the kingdom of God, and his righteousness; and all these things shall be added unto you.” (Matt. 6:33, KJV) We must first seek His righteousness and His will before we will be able to use His inspiration for both His glory and our growth and benefit.

There are 4 steps to achieving success through Christian inspiration:

1. Recognize that everything we have is from God and that everything we do should be to glorify the King of Kings and Lord of Lords. God gives us His Spirit and His inspiration to be used for His glory. Job says of God (the Ancient): “With the ancient is wisdom; and in length of days understanding. With him is wisdom and strength, he hath counsel and understanding.” (Job 12:12-13, KJV) God holds all the wisdom in the earth and only He can dispense of it.

2. Ask God for the inspiration that you need. “Ask, and it shall be given you; seek, and ye shall find; knock, and it shall be opened unto you” (Matt. 7:7, KJV) Before we can be given the wisdom of God and His inspiration, we must first ask Him for it. James tells us: “If any of you lack wisdom, let him ask of God, that giveth to all men liberally, and upbraideth not; and it shall be given him. (James 1:5, KJV)

3. Purpose to use the wisdom and Christian inspiration He gives you for His glory and His purpose. Once we are given wisdom and inspiration, we have a tremendous responsibility to use it prudently. Jesus Himself tells us: “For unto whomsoever much is given, of him shall be much required: and to whom men have committed much, of him they will ask the more.” (Lk. 12:48b, KJV).

4. Practice using Christian inspiration. Once you have Christian inspiration, you must practice using it. So often we are given a gift and we do not use it. Just like any skill we might learn, Christian inspiration is most effectively used long-term when we daily accept it. When you are inspired or have an inspired thought about something you have been struggling with, write it down, or immediately put it into action. When you use the Christian inspiration you are given, you likely place yourself in an ideal position to receive future inspiration.

Now you have 4 basic steps to Christian inspiration. When you consistently apply these four steps, and spend time with the Lord Jesus Christ Himself on a daily basis, you will be able to tap into a nearly limitless supply of inspiration. Take the time to study the accompanying Bible verses in this article, and meditate on the Word of God daily.

1st And 2nd Mortgage Refinance Loan

Refinancing a first and second mortgage requires some extra considerations. Depending on your equity, you may find that combining the two mortgages results in a higher interest rate. You may also find that you have to carry PMI with the refinanced mortgage.

Will Refinancing Benefit You?

Refinancing two mortgages allows you to consolidate your loans into one payment, often lowering your monthly bill. You may also find lower rates under the right circumstances.

Those with a large amount of equity benefit most from consolidating loans since they qualify for the lowest rates. It is important to look at interest savings, not just monthly numbers which can be misleading.

However, if you have less than 25% equity, you may end up qualifying for higher rates. With less than 20% equity, you will also have to pay for private mortgage insurance. Even with these factors, you may still find that you will save money by refinancing.

Have You Done Your Research?

To see if refinancing makes sense for you, research mortgage lenders. You can quickly go online and request quotes and terms. Look at the different offers, and work out the numbers. An online mortgage calculator can help you figure out monthly payments and interest costs.

An easy way to compare cost is to first add up your interest payments for both mortgages. Use this number to compare interest payments with each potential mortgage.

You also need to factor in the cost of refinancing. Just like with your original mortgage, you will have to pay fees and points. You want to be sure that you can recoup these costs with your interest savings.

Why Do You Want To Refinance Both Mortgages?

While refinancing both mortgages is convenient, you may decide to refinance only one or both separately. With your main mortgage, you can expect to get low rates.

A second mortgage will usually qualify for higher rates, but you can lock them in. You may also choose to convert from a line of credit to an actual mortgage. Again, you will want to investigate financial packages before signing up with a lender.

3 Steps You Must Do If You Want To Pay Off Your Mortgage In 7 Years Or Less

One of the single largest financial purchases a person makes in a lifetime is a home. And more often than not, a home mortgage is required to fund the purchase. But how many people have been told, that the current way a mortgage is paid off, is like a cancer on our financial health? The mortgage and banking industry has offered to the unsuspecting public the 30-year fixed amortized mortgage the most expensive mortgage, a financial cancer akin to the cigarette industry offering cigarettes.

US consumers have had no other choices, but to use a mortgage, that only benefits banks and mortgage companies. Now a revolutionary mortgage program is available that will show them how to pay off their home mortgage in as little as 7 years.

Enter Money Principal Group, a company located in Utah, founded by Ariel Metekingi, anative of New Zealand. Their premier innovative mortgage product, The Mortgage Eliminator, is based on a 30 year+ proven Australian industry standard and model in use by over a third of homeowners in that country. It was later introduced to the New Zealand market, where homeowners there achieve similar results; paying off their debts and mortgage on average of 6-10 years.

This powerful new tool to combat the current financial plague of debt combines amortgage and a full-service bank account. The new "all-inclusive" type loan creates huge savings in interest payments and loan payoffs in one-half to one-third the time requiring little to no change to current spending habits or income.

How does it work? Homeowners deposit income and other assets into the newmortgage account and since it allows access like a checking account, expenses are paid out from it by check or ATM card. The fundamental part is, that when the homeowners' money isn't being used it sits in the mortgage account, reducing the daily loan balance on which interest is computed. This saves on average hundreds of thousands in interest over the life a typical loan and reducing interest means more money for principal; so the homeowner builds equity faster and owns their home sooner.

"What this does for homeowners, is it empowers them to take control of their financial health," says Ariel Metekingi, founder and president of Money Principal Group. "With this new loan program, a homeowner can combat the financial cancer known as consumer debt plus current mortgage options and it allows the homeowner to reach their goals sooner in life, rather than later. This isn't a mystical trick of numbers; it is simply taking away the interest spread banks earn and is given back to the homeowner."

There are three steps that the consumer can take, in order to reduce their mortgage payout and enjoy a home paid off in as little as 7 years.

1. Decide what your goals are

One of the first steps with The Mortgage Eliminator program is to have a clearer picture of where you are heading financially-speaking, and decide on what kind of goals you'd like to reach. First take a look at where you were five years ago. What kind of expectations did you have than? Did you plan on certain things to happen by now? If they didn't happen, do you have the willingness to make changes to reach those goals?

Goal setting is important, because it allows you to create a flexible plan and schedule to put into place and stick to. Imagine where you'd like to be in 5 years. What would you like to accomplish?

Let's say some of your goals are to have an emergency fund of at least one year of your current income and you'd like to reach that amount in, say, 2 years. And another goal, (if you have a child or children) is to set aside a college fund. And lastly, you've been dreaming of that sports car you've always wanted since you were a teenager.

Now that you have some goals in mind, what would it take to reach those goals? And keep in mind that your household income will probably remain constant.

Are there current investment options or debt elimination options, which can help you reach those goals?

Using your flexible mortgage account through The Mortgage Eliminator can greatly increase your ability to save interest and money and free up resources to help you reach those goals. And it doesn't have to drastically change your spending habits or current household income. Just determine your budget and where the money you make is spent in your life.

2. Set up a budget

The next step in paying off your mortgage quickly is to look at your current spending habits and create a budget. How difficult is this? That depends on your level of commitment and your ability to discipline yourself into reviewing your budget.

One way that helps homeowners is through the included budgeting software and personal coaching and review available with The Mortgage Eliminator, from Money Principal Group. Studies show and human nature reflects this, is that if we have tools AND a personal Coach to help create and maintain a budget, we're far more likely to succeed. Money Principal Group states that over 90% of its' clients achieve success with The Mortgage Eliminator system.

Think of having a coach for your personal financial education, just like a great tennis star has a coach or golf professional has a coach. How many of us rely on a coach to become financially wealthy?

With The Mortgage Eliminator, you're given that important part, a coach to review, create and stick to a budget that creates positive cash flow, which will take you to the next steps of paying off your mortgage in less time, without any change to your current income or spending habits.

3. Get a financial review and analysis

Everyone's financial situation is different and completely unique. Imagine your situation as the human body and financial debt (including a mortgage) as a cancer. Before a surgeon would operate on a patient, a complete review of the symptoms and where tostart cutting, is done, BEFORE the surgeon performs one cut.

Think of a financial review and analysis as the same thing as "surgical review" on your situation. What kind of mortgage are you in now? Are you a first-time homebuyer? Are you in an ARM loan and now may need to switch to a fixed rate loan?

What is your financial "picture" and your current budget? Your income, expenses, current debt and your short-term and long-term goals factor greatly into the financial review and analysis.

In order to determine just how quickly you can pay off your current debts and mortgage (or how fast you can pay off your first home, if you're a first-timer), a financial "snapshot" or review must be completed. Taking a look at your entire picture of income, debts, and how it relates to your goals, is the crucial step, in determining how best you should start your plan.

What is the strategically best way for you to reach your goals? With a financial review and analysis from Money Principal Group, a plan is created to show you the best options that HELPS YOU in reaching those goals quickly. Only a loan that SAVES YOU MONEY is offered and if it doesn't make strategic, financially sound sense for you, it's not offered and a different course of action is suggested.

Is this new loan product and system for everyone? Yes, if you can achieve the simple disciplines of budgeting and currently have positivecash flow or are willing to review your budget to recover funds to create significant positive cash flow. You must be coachable and allow the your goals to dictate your planof action. If you're willing to do that, the payoff is unlimited and getting rid of debt and your home mortgage in 6-10 years is no longer a dream, it's a reality.

"The ability to be mortgage free within 6-10 years, quickly eliminate consumer debt and free up existing income to start a significant investment program for the future is a now a reality. This can all be possible without requiring any additional income or reducingstandard of living. The Mortgage Eliminator has empowered the individual in New Zealand and Australia to impact positively on their own financial destiny in ways, which traditionally, many could not otherwise achieve." says Metekengki. "It is now available for the US, to achieve the same level of financial success and freedom, already experienced and proven in these international markets."

For more information on how you can be debt-free and pay off your home mortgage in as little as 7 years, and experience the savings with the Money Principal Program using their proprietary calculator, visit www.PDXLoan.com or call 1-800-862-0784 ext 21.

9 Tips for Handling Public Speaking Questions

How you handle questions from an audience can often be the deciding factor as to how your presentation is received. If you're pitching for business, then it's absolutely vital to handle questions well.

1. Be prepared for questions - When you write your presentation, think about what you're likely to be asked and what your answer is going to be. Maybe you won't want to answer a particular question there and then, so think about what you'll say to satisfy the questioner.

2. Make it clear at the start - You may decide to take questions as you go or at the end of your presentation. Whatever you decide, make it clear at the start and don't change your mind. I would suggest questions at the end in a short presentation; if you take questions as you go, then your timing will get knocked out. And always remember, an audience won't forgive you for taking half an hour when you were only scheduled to speak for fifteen minutes.

3. Never finish with questions - Far better to ask for questions five or ten minutes before the end, deal with the questions and then summarise for a strong finish. Too many presentations finish on questions and the whole thing goes a bit flat - particularly if you don't get any.

4. Listen - When asked a question, listen and look like your listening. It may be something you've heard a million times before. Treat the questioner with respect and don't trivialise their point.

5. Thank the questioner - It's only polite, it shows respect and it gives you a bit more time to consider your answer.

6. Repeat the essence of the question - Some people may not have heard the question so your answer may not make any sense to them. It can also be irritating for them not to hear the question. Again, it gives you more time to think of the answer and it makes you look so clever and in control.

7. Answer to everyone - Don't fall into the trap of only answering the questioner. If they happen to be near the front then you could end up having a conversation with them and exclude everyone else.

8. Keep it simple - Many speakers, when it comes to questions, have become more relaxed and the fact that someone is interested enough to ask them a question, leads them to go on too long with the answer - DON'T.

9. Don't bluff or bluster - If you don't know the answer to a question, say so and find out. Suggest to the questioner that you'll 'phone them or come and see them with the answer. It can even be a good way to make further contact after the presentation.

As we all know, it's possible that you may not be asked any questions and you then have that awkward silence. People may be thinking about what you've just said and may need more time to ask. They may also be a bit shy and may take a few minutes to speak out. Why not have a question of your own prepared and say something like. "You may be asking yourself.........?" If you still fail to get any questions then go straight into your summary and closing statement.

Handling a question and answer session well, demonstrates your professionalism and reflects on your message.

"Forex has the Advantage"

Greetings Fellow Forex Traders,

When it comes to trading in any market, Forex currency trading has a huge advantage over other players in trading business. Firstly, the Forex market has the advantage of time freedom. You see in the 4x market one can trade around the clock from Monday through Friday. In the stock market that is simply not possible since the market closes at 4:00. This advantage of time freedom allows those who have not yet earned enough money trading in the 4x market to maintain their day jobs while trading at night. It is also quite plausible to trade in the morning before a person goes to work. Trading the Forex can become an excellent second job for you.

Unlike the stock market, the currency trading market does not require a trader to pay a commission to place a trade. This will come as a welcome sign of relief to those who have grown accustomed to the vast amount of money they must fork over to their brokers which go towards clearing, exchange and government fees. In the 4x market you also do not have to worry about having a large sum of money in your account to sell your currency pairs. This concept of selling as you may already know is commonly called shorting in the equities world. You can buy or sell at will in the currency trading arena.

It is so amazing to be able to participate in this market right now. You can do so from the comfort of your very own home. As long as you have a computer that is connected to the Internet you are in business. You can begin trading with as little as 300 dollars. I will show you how to turn this 300 dollars into some serious money in no time at all. This should be a lot easier to do given the advantages that you know the 4x market has over its competitors.

The Forex market is traded by some of the world's richest individuals including Bill Gates and Warren Buffett. You now have access to the same opportunities as they do. What is stopping you from getting on the road to financial freedom. You can start now. You do not have to wait. You have already begun the journey by choosing to educate yourself on the pros of the Forex market.

I personally love the fact that you can trade whenever you want to with the Forex. You see, in the stock trading world you are flagged if you are deemed to be a daytrader. In other words if a trader of stocks chooses to trade every day, he or she must have an account balance of 50,000 dollars to do so. There are no such restrictions when it comes to trading the 4x. If you work at night, you may trade in the daytime. If you work during the day, you may trade at night. You simply trade according to the schedule that works best for you.

I want you to think about money for a moment. Who uses it? The whole world does in some form or another. Another advantage that the Forex market has is that there will always be a need for money. You are simply trading one currency for another in the currency market as the 4x is commonly reffered to. The Forex market is not going anywhere. It is here to stay. The only question is then who will be a part of it. We need money to buy the things we use everyday and so do those who live in the other parts of this world.

Another advantage that 4x has over stocks is the advantage of trading focus. Instead of having to choose between over 4,000 stocks you can deal with 4 main currency pairs. Any good business person knows that focusing on too many things is a recipe for financial disaster and this can hold equally true in the stock market. A stock trader also must grapple with the time issue doing research on all those potential stocks presents. It is also much easier to become familiar with 4 things as opposed to 4,000 things. Focus is the name of the game and 4x trading makes it much easier to do so.

The ball is now in your court. Will you take it and make the decision to win with currency trading? 4x is indeed the winner's game and those who win consistently know how to play it well.

Much continued success,

The creator of "The 4x Express"

5 Great Tips On Dealing With Car Transport Companies

The first question you have to ask the car transporter is: what will be the total cost of car transportation? Here you have to do some homework and ask for quotes from several auto transport companies so that you can compare the rates. The cost of transporting your car is usually calculated on the basis of the following information that you need to supply to the auto transport company:

* Origin and destination points

* Type of vehicle to be transported

* The date of departure

* Type of transport service you want such as door-to-door or terminal-to-terminal etc.

Mode Of Payment

Enquire about the payment method. Most of the auto transport companies will not demand a full advance payment, but others may request a deposit fee that should not exceed 25% of the total transportation cost. Either cash or check is generally accepted, but in case of credit card payment you may be required to pay a surcharge of 2 to 3%.

Go Through The Contract In Detail

Do not go by the verbal promises of the auto transporter, and be sure to put everything in black and white on paper. Make sure that there is a clause regarding the penalties the company has to pay if it cannot deliver your car within a specified time period. Similarly you may have to pay some penalty if you cancel the contract after a certain time limit. But this should not exceed $250.

Enquire About Insurance

Your car should be insured against any kind of damage by the car transporter. Demand a copy of this insurance and know beforehand the type of the coverage, whether it is primary or secondary. If any damage occurs on transit, your car insurance provider will be responsible for paying for the damage. However, if you place any personal article inside the car, the auto transport company will not be responsible for their damage or theft.

Check Thoroughly At Time Of Delivery

Do not be in such a rush when receiving your car, and make sure to examine your car carefully and slowly for any damage. Take note of the mileage in addition to the condition of the car, such as the car roof and bumpers. Instances of damages are rare; still if you find any, make a list of all damage and obtain the driver's signature on it.

7 Tips for Fitness Women

Would you like to be a fitness woman? Or are you a fitness woman but would like to be effective? Here are 7 great tips on how to become an effective fitness woman:

1. Get a program that will best suit you. Every fitness woman is different. You may have surgical history where a program may not be suited for you. Always consult a qualified trainer to make sure that the fitness program will not hurt you. If the fitness program is not for you, it will only be a cause of frustration and injuries.

2. Set realistic targets. Wouldn't you be frustrated if you set your mind into reshaping your body in month? Make sure that the body you prefer in a period of time is achievable and realistic. The program should also be practical and will not give you false hopes. It is important to be aware of the blocks you encounter in your daily living. This will help you know what program is satisfactory. And once a program has been reached, then you can set goals and timelines that are realistic.

3. Exercises should work on the parts of your body where muscles are. The reason mainly is, when you develop muscles, you burn more calories and then you lessen the fats in your body. Multi-joint exercises and weight lifting are recommended. Learn what exercises work on certain parts of your body. Multi-joint exercises are also said to be effective but time saving.

4. Be systematic on working on your muscles. Your muscles should be working harder over time. Repeating the same sets of exercises and same weight without getting your muscles to work harder will not give satisfactory results. You can record your daily results and make the progression based on your previous data. A daily log will also motivate you since you are able to track how far you have gone. It builds confidence since there is a written proof something that was successfully accomplished.

5. Perform a set of exercises in 10 repetitions. Every number that was accomplished is called a repetition. Try to make every repetition with less momentum as much as possible. The lesser the momentum, the harder your muscles work. And the harder they work, the bigger they become. To check if there is much momentum when lifting, see if the arm is floating. If the arm does float, then there is much momentum.

6. Be flexible and perform a variety of exercises. Every exercise program should have a variety. You can change your exercises, goals and sets every month to keep you motivated and on the go. Doing this will help you prevent being bored and losing energy physically and mentally.

7. Be Motivated! The best way to keep the energy levels of trainees is to allow a healthy competition and allow them to have a sense of control. Having control is having the sense ownership where everybody gets a part in implementing a program. To do this you also need to be consistent in demonstrating your skills.

Not all programs work for all types of people. There is no workout that is best for everyone. But you learn from experienced people. Learn to acknowledge blocks and demonstrate self-discipline, keep yourself motivated and work harder everyday and add variety. Doing these things, you will discover that a lot of programs will work for you.

3 Tips on Choosing the Right Perfume for You

With the thousands of fragrances in the market, it can sometimes be tricky to choose the one that is perfect for your taste, personality, the occasion, and other factors. Check out the following basic tips that you may find useful when choosing and even wearing the perfect perfume for you.

1. Determine your budget.

Perfumes are priced in a very big range, from very inexpensive colognes to luxurious designer brands. Determining your budget or the money you are prepared to spend beforehand will help narrow down the choices and will save you a lot of time.

2. Know what particular smell you want and go for it.

Decide on what type of fragrance you want based on what use the perfume would be to you. For instance, is it for special occasions? Is it to please or seduce a lover? Is it for everyday wash and wear? If you plan to please someone, make sure to research on the particular fragrances he or she likes. If you want it to be an everyday whiff you can wear to work or school, you may want to buy a lighter and fresher scent. If it’s for big parties and formal events, choose a perfume that makes a stronger impact by blending well with your body chemistry.

Other factors like the weather or season are also important to consider. For instance, if you live in a very humid setting, floral fragrances with a woody or musky base often complement the sultry weather. If you’re often surrounded by a lot of people in near proximity, don’t choose a very strong perfume because not everyone likes perfume. Citrus, sea breeze and other herb and floral fragrances are often fresh and rejuvenating, perfect for someone always on the go. If you will be out on a date and want to heighten the romance, choose a scent that is a bit stronger but not overpowering. Usually oriental spices project confidence and sophistication. Meanwhile, aromatic blends are perfect for men who like to smell like a true man exuding with machismo and security.

3. Examine carefully before buying.

When you’ve finally narrowed down your choices and you’re ready to go to a perfume shop, don’t forget to carefully examine each perfume you fancy before getting ahead of yourself and purchasing. Take note that your nose can only handle so much and testing 20 perfumes consecutively will prove to be futile. Before you start spraying a perfume on your wrist, spray it first on a card or paper and decide if you like it. If not, move on to the next. Once you find a scent you think is perfect, start testing it on your body. Apply a small amount on your wrist or at the back of your arm. Sometimes the saleslady will offer to apply some in her own skin and have you smell it. This is a no-no because each of us reacts to perfumes in different ways. Make sure the perfume is perfect for you by putting it on your own skin. Wait for a few minutes because fragrances start to grow on you and smell different after a while.

4 Dangers In Flipping Real Estate

If you have recently purchased some real estate for investment purposes, you are in good company. Recent reports suggest that as many as 25% of these purchases are made by those who plan on using the property for investment purposes only. If you hope to "flip" the property there are 4 things you must be aware of that can put a crimp on your profits.

1. Property Taxes. Keep the property for a few years and you may experience a surge in property taxes especially if your taxes are reevaluated during that time. Some hot real estate markets have seen taxes nearly double in just 5 or 6 years.

2. Renovation Expenses. You may have purchased a "fixer upper" at a bargain rate. Once your project is complete will you be able to recover the expenses and make a profit especially if the value of your renovated property is above those in your neighborhood? In addition, can you withstand a correction in real estate values?

3. Insurance and Mortgage Costs. You will pay more for homeowners insurance if you do not occupy the residence and you have tenants. If you are financing the property you know that your mortgage rate is higher as well.

4. Rental Pressures. A market saturated with rentals will mean that the rents you can charge will be less than what you had hoped to receive. In some markets you are required to get special licensing in order to be a landlord. In other markets the legal rights of tenants mean you could have a lengthy and expensive battle in ridding yourself of a bad tenant. Will the lower income levels coupled with the added expenses drag your investment down?

Of course, you can limit your risks [and costs] by doing the majority of the upgrades yourself, appealing excessive property tax increases, and finding for yourself a trusted and dependable tenant. It isn't easy flipping a home, but with a lot of pluck and determination it can result in strong profits for you.

A guide on how to buy neck tie for your wedding

It is your wedding time and you are trudging all around endless shops on the weekends and not getting what you want. You shall easily find the perfect tie for your outfit if you consider some simple things.

Always consider that tie or cravats what is going to suit however ties are cheaper but cravats shall look great. Think about bow ties and cummerbunds, match of the wedding color scheme, buy or hire and how you are going to take care and clean.

1. Ties or cravats
Although cravats are more popular for formal wedding, they are more expensive than the ties and are not worn in daily routine. A good quality silk neck tie will also be a nice choice if it matches with your outfit.

2. Cummerbunds or bow tie
Some of you may prefer bow ties instead of neck ties that also come in various colors and styles. Bow ties can be self tied or pre tied but the range of pre tied ones is far more than the self tied. Many bow ties come with matching cummerbunds and could be ideal match for your wedding dress.

3. Matching color scheme

4. To hire or buy
In formal weddings, suits and other items can be hired or purchased whereby if you hire the item, you can save a considerable amount of money especially in the case of suits. In neck ties, it could be more difficult because the shop could have a limited number of ties or cravats. The most popular wedding neck ties come in plain polyester satin or silk fabric that you can hire at $10 -$15 for a fair good value.

5. Clean and take care of your ties
Once you have bought your ties, make sure that they are not creased or crumpled. For this, lay them flat or hang on a tie rack. While you try them, you should completely undo nay knots and hang up the tie for couple of days so that the lines from the knot clear. If on the day of wedding something spills on the tie just dab it with a dry cloth so that it soaks up as much as possible. If it is something like fruit juice or gravy let it dry and then gently dab it with the narrow end of the tie. Silk and polyester fabric reacts differently so this method will help a little. Don’t iron the tie for any reason and never iron it directly instead cover it with a cotton cloth and then iron on a cool setting.

How useful a Bike Rack can be

What do you do if you want to take your bikes on holiday? You can’t exactly cycle there in most cases, but you’d like to cycle around once you get there. The answer is to simply attach your bikes to your car using a bike rack, and then drive them there. It’s a lot easier than taking them on public transport, and cheaper than renting bikes once you get there.

Bike racks sit on top of your car, and can hold a surprising number of bikes – sometimes as many as five on one rack. They are very useful, yet generally inexpensive, and you can buy them at any good garage or DIY store. Don’t worry too much about which model you get: as long as it can hold the number of bikes you need it to, it’ll generally be just fine.

If you’re going to fit a bike rack to your car, however, it is important to realise that it could potentially be a hazard not only to you and your car, but also to the other drivers on the road. For this reason, you need to make sure that the rack is secured to your car exactly as the instructions say and follow all the relevant safety regulations. If your rack seems unstable, you should take it to be fitted by a professional – don’t take any risks.

By the same token, you should also realise that bikes that are badly secured to bike racks are very often stolen in car parks, as they are easy to take without people noticing. You should lock the bikes to the rack using a secure bike lock, such as a solid metal D-lock, and never leave them unattended without the lock on. This applies especially if you are taking valuable mountain bikes, as losing five of those at a time could be a real disaster.

2.  Know the needs of the parents to be
It is pointless giving gifts that recepients can not use. Would be parents need things for the new baby and are probably stretched to their limits. It would be only worth their while if the gifts they get help to alleviate this burden. Where the gender of the baby is known in advance, give gifts that are gender appropriate.

As the hostess, it behooves you to know when to schedule the babyshower for maximum benefit and impact. Do not schedule your shower too early or too late.
