Leasing Equipment Versus Buying

Short on cash, but need equipment? Consider leasing what you need. Leasing equipment may be a better alternative to buying, depending on your situation and needs.

Today, leasing is common practice in business. Over the past two years, equipment leasing has risen approximately 20 percent, according to recent research by the U.S. Small Business Administration (SBA). And 8 out of 10 U.S. businesses lease all or part of their equipment, reports the Equipment Leasing Association.

Leasing is appropriate for just about any business at any stage of development. For start-up businesses with no revenues, smaller leases—those of $100,000 or less—may be better managed on the personal credit of the owners—if they are willing to make the monthly payments.

Comparing Leasing to Buying When you buy a piece of equipment or vehicle, you usually have to pay for it in full either by using cash or by financing the balance. After you finish paying for it, you own it.

Equipment leasing, on the other hand, is essentially a loan. The lender buys and owns the equipment and then "rents" it to a business at a flat monthly rate for a set number of months. At the end of the lease, the business has several options. It can purchase the equipment for its fair market value (or a fixed or predetermined amount), continue leasing, return it or lease new equipment.

With a lease, you actually only pay for using the equipment. But at the end of the lease period, you could end up owning nothing. So why lease? The answer is simple: By leasing equipment, you leave money in the bank that can be used for other purchases. Since lease payments are usually smaller than regular loan payments, you don't have to pay out as much each month.

However, keep in mind that a lease is not cancelable like a bank loan or other debt. If you need to get out a standard loan you can sell the equipment and pay off the loan, or even refinance it. With a lease, you generally have to pay off the lease in full. So you have to be sure you make the payments when you enter into a lease.

So what kinds of equipment make the most sense for a small business to lease? According to research by the SBA, the most common items leased are office equipment, computers, and trucks and vehicles.

Benefits of Leasing Leasing equipment offers a wide range of benefits, from consistency with expenses to increased cash flow. But perhaps the most significant advantage of leasing is the ability to maintain up-to-date equipment. Leasing allows you to easily and affordably add equipment or upgrade to a complete new piece of machinery to meet future needs. This lets you transfer the risk of being caught with obsolete equipment to the leasing company.

Here are some other benefits of leasing:

• Alternative to financing - Leasing is essentially an alternative to traditional financing and can be great for companies not able to obtain business loans.

• 100-percent “financing” – In many cases, leasing requires no down payment. This allows you to “finance” an entire purchase, including software, hardware, consulting, maintenance, freight, installation, and training costs.

• Ease and convenience - Applying for a lease is easy, and lease arrangements can be structured to meet your individual requirements. Equipment leases can range from $ 2,000 to $ 2 million. For smaller amounts, you can complete a brief application and receive a final decision within days—often with no financial reports or tax returns needed. Leases for more than $100,000 generally require detailed financial information from the business, and the leasing company conducts a more thorough credit analysis than it would for a smaller

• Flexibility - Lease terms range from 12 to 60 months, depending on the equipment type. Most leases can be structured so that payments are made with operating rather than capital funds. This can eliminate or reduce capital budget delays. Leased equipment can be purchased later if capital becomes available. Plus, a percentage of the lease payments can be credited toward the purchase of the equipment.

• Fixed, predictable payments - Having fixed lease payments enables you to accurately predict the impact of equipment expenses on your cash flow.

• Conserves working capital - Leasing conserves your working capital by requiring only a minimum initial outlay of cash.

• Tax Advantages - Operating leases are generally treated as a 100-percent, tax-deductible business expense paid from pre-tax earnings instead of after-tax profits.

• Protection against inflation - Lease payments are based on the dollar's current value. And unlike bank lines of credit with fluctuating rates, your payments are fixed regardless of what happens to the market tomorrow, making it easier to budget, forecast and grow.

Working with a Leasing Companies When leasing equipment, keep in mind that the company selling the equipment simply makes a direct referral to a leasing company with which it does business. And, usually, the company selling the equipment works with more than one leasing company. So be sure to get quotes from a number of leasing firms. It’s also a good idea to ask for referrals from friends and business associates.

Additionally, make sure you understand with whom you’re dealing. Are you talking to a broker—the person who simply structures deals, then gets them financed through any of the leasing companies he or she works with. Or are you dealing with a leasing company that is actually putting its own funds on the line?

Brokers can be beneficial because they have valuable insight about the leasing market and can help you find the best leasing solution for your needs. But as when dealing with any type of salesperson, you are responsible for handling the due diligence. Do your own homework to ensure you negotiate the most favorable lease agreement for your company.

A Fashionista's Dream: Luxurious Eyewear Without The Added Cost

Be a quirkier fashionista whatever the weather! Know the latest trends in eyewear that fits your personality!

Everybody has wanted a taste of luxury but unfortunately for most people, it's either too hard or too expensive to achieve. The closest to luxury one can ever taste is through wearing the latest trends in fashion, adorning themselves with the latest accessories, strutting in the latest in shoes, and carrying the latest in handbags along. Sad to say, these can come quite expensive, too.

Perhaps the greatest accessory that is sure to get you noticed is the ever trendy eyewear! Yes, even the latest in eyewear hasn't pushed past the expensive mark as yet. Sunglasses are just as important as all the outfits you put together; it gives a better overall impression. Not to mention, it gives you an air of mystique. No wonder people have been purchasing glasses here and there. The decision to buy is not just random; it has to be calculated even to the last detail.

So what can you fashionistas get in as little cost as possible? Numerous! Whether you wish to purchase designer brands or those that don’t have brands at all, if you know what there is to know about eyewear, and then nobody will ever notice the difference!

There are a lot of designs that have been coming out from the fashion industry with regards to the latest in eyewear. Let's start with the shape. The latest fashion in eyewear that are in the rave right now are your oversized shades. Fashionistas anywhere in the world have a preference for these glasses as it shields enough of the eyes and face without hampering your appearance. You should choose wisely, for some of these oversized shades can be heavy and can rest on your cheeks if they don’t have the proper ear supports and nasal rims. Oversized shades that have these qualities can be a nuisance and should be avoided as possible.

Another trend that has evolved is the quality of the lenses. Contrary to the fad in the past, lenses now offer the best protection packed in one single pair of glasses. Lenses now are polarized and can offer ultraviolet protection to varying degrees depending on your preference. Eyewear lenses have now been creatively produced to meet your varying needs. In sports for instance, tennis players now make use of specialized lenses that have yellow enhancement capabilities. This is important in tennis as the sunglasses not only shields your eyes from the glare of the sun but also makes the tennis ball more yellow to aid you in following its every direction. In snow sports the same technology has been maximized but rather than yellow enhancements, these sunglasses have amber lenses or rose lenses that can help you mark the slopes in the snow. This is crucial, again because it shields from the glare of the sun that might hamper your vision, it would also allow you to perform at your peak capacity that does not oversee the rule of safety. For everyday casual wear, you can choose from a variety of dark tinted glasses or those glasses that have no tint at all. However, dark tinted glasses are more often purchased in the market. Or you can even settle for no lenses at all! Yes, the latest and craziest trend in eyewear has just released a new line of sunglasses that have no lenses at all. These type of glasses used to be a fad in the later centuries and now they are back to make a statement. You would have to go to a specialty optic store for these babies however, because these are usually custom-made.

If you are hard of vision and are either myopic or hyperopic and you just can't withstand the routine of contact lenses, then eyeglasses may be prescribed for you. Be the fashionista that you are. You probably don’t want to wear those tacky round-rimmed glasses that don’t do wonders for your appearance. These won’t be a problem for long. Optical stores are now offering you the choice of frames, that can be branded or not, to go with your prescribed lenses. Never has wearing prescription glasses been any trendier!

The last factor that is perhaps the most crucial factor that could make or break a fashionista's decision to buy her eyewear is the frame. These frames come in a myriad of colors, materials, and embellishments. Go crazy! With the rising popularity of eyewear there have never been more options to choose from. Frame colors usually come in available choices of classic black, plain brown, brown and gold combinations, silver, gold, pink, white, and the list is endless. If you don’t have the color you want available but have the money, then you can settle for custom made frames. These frames can be made from the colors, design, and embellishments that you prefer. Aside from the color, frames can also come in different types of materials. You have the cheapest of all the plastic and the latest of which are materials made from titanium and the like that offer the best style in a lightweight fashion.

Your facial structure and personality should always be considered when you choose your eyewear. The type of eyewear that you should decide on purchasing should also be able to afford you the most function in the best design available.

You will be having no more troubles choosing the right eyewear for you. Budget won't also be a factor anymore as more and more manufacturing companies in eyewear has been releasing a number of products in as much variety as possible that would please the fashionista in you.

FBI Raids: Pertinent or Paranoid?

Business always moves faster than government ...

It's no surprise that a great deal of lawmakers' time is spent reacting to advances in commerce and science. It's also no surprise that one of their favorite tactics is to call on their enforcement agencies to bring scrutiny against any topic about which they're struggling to understand.

We're now seeing this applied against at least two e-currency operations.

One of them, INT Gold, saw their head offices in Texas raided by the FBI in December. No arrests were made and no disclosures were presented to indicate the reason for their actions. The only auspices mentioned were that they were pursuing an ongoing fraud investigation. It's now been over a month and nothing further has happened.

At roughly the same time, e-Gold was also served with a search warrant. It seems the justification was petty --- they allegedly didn't have a 'required' currency-exchange license --- and they were upset enough to place the following posting on their website:

e-gold® welcomes US Government review of its status as a privately issued currency January 20, 2006

"Starting in mid-December 2005, Gold & Silver Reserve, Inc. (G&SR), contractual Operator and primary dealer for e-gold, has been the subject of a warranted search of its premises and records, had its domestic bank accounts frozen, and been the target of a precisely timed, extraordinarily misleading attack by a major business publication.

"In an emergency hearing in US District Court January 13, 2006, the freeze order on G&SR's bank accounts was lifted. Though numerous criminal claims had been made in obtaining the search and seizure warrants, the Government has not sustained these allegations and the only remaining claim is a contention that G&SR has operated as a currency exchange without the proper license. G&SR had previously proposed to the Government that e-gold be classified for regulatory purposes as a currency, enabling G&SR to register as a currency exchange. In a Treasury report released January 11, 2006, however, the Department of Treasury reaffirmed their interpretation of the USC and CFR definitions of currency as excluding e-gold.

"G&SR, for nearly a year, has been engaged with an agency of Treasury in a BSA (Bank Secrecy Act) compliance examination it had voluntarily initiated. G&SR, though preferring that the venue was not a courtroom, welcomes the opportunity to extend its discussions with the Government on how best to achieve appropriate statutory or regulatory cognizance of e-gold while continuing to build e-gold's market share as a medium of international commerce.

"Despite the unfounded charges and adverse misleading publicity that have severely damaged both e-gold and G&SR, G&SR has continued to meet all financial obligations and remain completely operational. e-gold remains highly committed to its goal of bringing, for the first time in history, to people of any financial means across the globe, a secure payment mechanism at a fraction of the cost of any other system. e-gold fully expects to transcend the unfortunate events of the past month and resume its exponential growth.

"Further information can be found at:

www.e-gold.com
www.omnipay.com
www.treas.gov/press/releases/reports/js3077_01112005_MLTA.pdf"

The proactive approach by e-Gold should be applauded. INT Gold should have done the same thing.

If more of the public only knew how many times search papers were served on financial institutions for one reason or another, they'd no doubt be as skeptical as I am about the publicity the authorities have given their actions against these two e-currency companies.

Let's consider how authorities move against major banks when wrongdoing is suspected. One characteristic which becomes quickly evident is that any releases issued by the investigating authorities have always been very specific in their nature, because major banks have enough financial and political clout to strike back at anything less.

An example of a precisely identified transgression is the Citigroup private banking scandal in Tokyo in 2004. The Japanese authorities said the bank helped clients manipulate accounting records through improper real estate transactions, failed to process tax refunds for clients and mismanaged customers’ confidential information. As a result, they ordered Citigroup's Japanese private banking operations to close, but took measures to ensure all unaffected investors would be minimally affected while they moved their accounts.

Rarely, total loss to depositors happens. The Silverado collapse in Colorado sent Charles Keating to prison for what should be a thousand life terms, as more people than that lost their life savings. It's notable that this occurred in what was a laissez-faire junk bond scenario.

Raids only receive mention when it serves the authorities' purposes to do so. One reason for this is because the searches and/or seizures don't yield sufficient results to merit charges being filed. There can exist a vast gray area in modern financial activities, and when the fine print of a certain situation is scrutinized, it often occurs that, perhaps those activities have sailed close to the legal wind, but they did not take the airs of disrepute.

It remains to be seen what they're investigating at INT Gold. As opposed to their treatment of major banks, the nature of the authorities' announcement of this raid was quite vague, which I'm sure was by design. So, the issue is one of whom they were attempting to stir. However, American law says the parties involved are innocent until proven guilty, so they should duly be accorded that right. Until the entire story comes to light, it's improper to cast aspersions. After all, as with most raids at major banks that go unpublicized, it may be that the transgressor is not the company, but a client who has abused its privileges within that company's facilities.

The e-currency investigations are surely a result, in part, of one government's indecision as to how to regulate e-currencies within their borders when those currencies are neither fiat nor necessarily domiciled within those borders.

This reminds me of broadcasting's early days, when the Feds were perplexed about how to best cope with radio signals that only obeyed the laws of physics and thus had the ability to cross state lines without governmental permission. As ridiculous as that sounds today, the thought of a particular technology being more advanced than political and/or geographical delineations was of deep concern to them. It ultimately took nearly 15 years for the American government to create the Federal Communications Commission to cope with such an 'advanced' business as interstate broadcasting.

Given the fact that e-currencies are privately generated and administered, and given that no central monitoring system exists to aid in their regulation, it is no surprise under the current environment of American laws to now see a bustle of authoritarian attention directed toward them. Until they are able to determine a palatable policy, the best they can do is assume a self-righteous position in the interests of 'consumer protection' and cast aspersions by means of rationalization. It's not particularly fair, but as we've seen in related online forums, it's quite effective.

Hopefully, the issue will be settled in a much more expeditious manner than it was in broadcasting.

18 Similarities Between Women and Computers

Before you read any further, please note that this is not a piece out to damage or cut down the important role of women in our society. Read below only as humour and nothing more. These are intended solely for a good laugh.

Women are unique in many ways (and by this I mean different than men) and its this specific uniqueness or certain traits that I refer to when likening a woman to a personal computer. Do not get offended; it is intended to create a smile.

1) A woman is like a computer in that she costs more than you thought it would.

2) A woman resembles a personal computer in that she will not do exactly what you thought it will.

3) After a while, you simply cannot do without both: your computers and your woman.

4) Computers are just like women: after you have gotten used to them and cannot do without them, you discover that one is not enough.

5) Some computers, like some women, serve many people.

6) You can work miracles with both by gently using your fingers if you only know the proper code.

7) If you are inactive with them for more than fifteen minutes, they go off.

8) Just like a computer, the one who runs her has more privileges than just anyone else who is just running her.

9) When there are short-circuits of electricity, they shut you off and then you cannot always return to what was before the short-circuit.

10) Normally, they are available and receptive in the night, but it’s a lot better when they are available and receptive in the morning.

11) When you are, at last, sure that they will do what you wanted, they go off and do something else.

12) The only thing that you predict about the future with them is that they will react unpredictably.

13) Just like women, so too for computers: every year a new model is released that is younger, more advanced and gives a lot more.

14) A woman is just like a computer: you are happy with what you have but when you see what your friends have got, you are sure you want what they have.

15) Women are like computers in that no matter how much you improve and put into them, they only improve for a short time and then go back to their same old pace.

16) Women are like computers in that every day a new program comes out promising to revolutionize your knowledge and use of them, but after spending a lot more cash you realize that none of them work better than the old one you had before.

17) Women are like computers: you always want what others have and they want what you have but you cannot switch even for a trial basis.

18) Women are like computers in that when you get them you are sure that they are the best. But when the days go back, you wonder why you did not get them with a replacement note.

9 Tips for Better Copywriting

We all learned how to write in school, but in advertising, there are some simple techniques that experienced writers use to convey messages with greater impact and brevity. Without being too tutorial, you’ll find these 9 tips quite handy when writing your next sales letter, brochure or web page.

Avoid the wimpy verbs—is and be.
These “do-little” verbs only occupy space and state that something exists. So don’t write “There is one simple omission that can transform a sentence from boring to brilliant.” Do write “One simple omission can transform a sentence from boring to brilliant.” Similarly, avoid “We will be running the new program from our Dallas office.” Instead, opt for “We will run the new program from our Dallas office.”

Place the longest item at the end of a series.
Start with the simple and work toward the complex. It’s less confusing and makes a more memorable ending to the sentence. If you have a series like “He was always later that Joan, loud and boring.” Opt for “He was loud, boring and always later that Joan.”

Specifics are more convincing.
Unless you must for legal reasons, don’t use words like many, several, approximately, nearly and other such mushy weasel modifiers. Specifics tell your audience that you know what your product can do based on tests, research, results, etc.

Modify thy neighbor.
Neighboring clause, that is. Make sure your modifiers apply directly to the pertinent clause in question. Do this and you’ll avoid such gaffes as “I collided with a stationary truck coming the other way. (The truck wasn’t coming the other way, it was stationary.) Better to tell the judge “I was coming the other way and collided with a stationary truck.” (You’ll still pay the penalty for running into a truck, but at least you’ll come across as sober.)

Use single verbs to avoid doublespeak.
Single verbs can often do the work of two similar verbs. Instead of “The computer was operating and running smoothly,” go for “The computer was running smoothly.” Or, instead of “He was empty and ran out of gas,” go for the more direct “He ran out of gas.”

Vary sentence length.
A string of sentences all the same length can be boring. Start with a short sentence or at least a medium-length one, then go long, short, medium or any combination thereof. Imagine a person talking in sentences that are all the same length. Robotic.

Are your sentences like the Energizer Bunny?
They go on and on. Just because you’re conveying legal or complex technical information, doesn’t mean you have to use serpentine sentences that never seem to end. Instead of saying “Laser beams, which have many properties that distinguish them from ordinary light, result from the emission of energy from atoms in the form of electromagnetic waves.” Break up and re-phrase to “Laser beams have many properties that distinguish them from ordinary light. They are produced when atoms emit energy in the form of electromagnetic waves.”

Go short and sweet.
Why use a 4- to 5-word phrase when a 1- to 2-word version will do nicely—with no loss in meaning? Statements like “in view of the fact that” can be easily reduced to “since” or “because.” Word economy is particularly important, especially when you’re paying for premium ad space in a major publication.

Don’t overstate the obvious.
Redundancy is good for space travel, but not for clear writing. Phrases like "anticipate in advance," "totally finished," or "vital essentials" will drive your readers crazy and communicate very little. The same goes for stringing two or more synonyms together like "thoughts and ideas" or "actions and behavior.” It makes readers wonder if you really meant to say two different things or just wanted to reinforce one word with a needless synonym.

So the next time you’re struggling with that sales letter, mailer or web page, follow these simple rules. They’ll help you communicate your message more clearly and with greater selling power. Remember, there are 26 letters in the English alphabet. Use them wisely.

A Little Care Will Keep Your Boat in Top Notch Condition

The story of boats is as old as the human civilization. There’s reference of a boat “Noah's ark” in the Bible. Noah's ark was the boat built by the Biblical character Noah to save his family and animals from the Flood. Gondolas were the traditionally used boats in Venice.

Today, a boat is considered as one of the major tools of watercraft. A boat is a small vessel for traveling on water. It comprises of one or more buoyancy structures called hulls, and some system of propulsion such as a screw, oars, paddles, a setting pole, a sail, paddlewheels or a water jet.

The front of a boat is called the bow or prow and the rear of the boat is called the stern. The right side is starboard and the left side is port. The boat toilet is called the ‘heads’.

A boat with a housing compartment is called a houseboat or barge. A pontoon boat is a flat-bottomed boat that serves as a dock or as a floating structure to support a bridge. The pontoon boat is also known as a party boat. It is constructed of round tubes (called sponsons) that are attached to the outside, bottom edge of a large flat deck. It has a safety railing that surrounds the deck from all sides. The helm station is placed either in the middle of the deck or off to one side. Pontoon boats may be furnished with lawn furniture, and some deluxe pontoon boats may have upholstered seating, a dinette table, a roof, a cooler, and maybe even a head (toilet).

A recreational boat is used for water sporting activities or other recreational purposes.

Boat Maintenance:

People fond of water sports or water adventures keep their own boats. Taking good care of one’s boat is very important. Good care and maintenance enhances the life of a boat and saves a lot of money also.

The following are some boat care tips:

• The boat engine should be flushed each time after it’s used in salt water.
• The underneath of the boat should be washed to prevent salt buildup.
• The entire boat should be washed using soap and water, after every single use.
• A non-skid cleaner should be used to scrub the deck.
• The boat should be completely dried after washing.
• The boat should be covered properly with a boat cover.
• The boat should be waxed every few months to protect the finish from stains and UV damage.
• Boat parts and accessories should be checked regularly, and defective parts should be replaced.

A boat cover is a very important accessory. When your boat is not in use, a cover will keep it protected from harsh weather and wearing. People use various boat covers and boat tops to protect their boats. Custom boat covers, bimini tops and canvas boat covers are some quite commonly used covers.

Family Friendly Solutions

The first step is finding room for the stuff. Kids come with a lot of gear, from the time they’re babies until they’re out the door and into their own place. In the meantime, you have to find ways to accommodate everything from strollers and building blocks to hockey sticks and Barbie collections. When there’s a place for everything, there’s a better chance that the stuff will get put away. Don’t waste closet space. Add a shelving unit and storage bins, and put up hooks on the back of the closet door wherever possible. The small dresser that served your young child can be put into the closet at a later age.

Children’s beds often come with storage compartments underneath, and nightstands can have either drawers or shelves. When children share a room, bunk beds and sleeping lofts are obvious choices for saving space. Teenagers, especially those 6-footers, may very well need a full size bed rather than the standard twin. Again, think storage space underneath or headboards that incorporate storage space.

Even if your school-age child has a computer desk, he or she may still not have enough room for spreading out books and binders at homework time. Consider a large desk if there’s room, or maintain an open policy about using the kitchen or dining room table for homework. But remember that a young child’s feet should touch the floor to prevent restlessness, so if the dining room chair is too tall, use a box or stool under their feet.

Toys and sports equipment can be kept under control by using storage chests, large plastic cubes, or shelving units with bins. Hall trees often come with a storage bench, and are a great solution for coats and boots and skates.

Save yourself a lot of trouble by painting children’s rooms rather than using wallpaper. Children quickly grow out of cute prints, and new paint is a simple solution for changing tastes.

Keep living room and family room furniture looking good by choosing fabrics with a high thread count and tight weave that clean easily and hold up to hard use. Flat weaves are better than textured fabrics for durability. The new microfibers are a good choice for surviving kids and pets, and nothing is easier than slipcovers that can be removed and washed. By the way, sectional sofas are very versatile, able to adapt to any room and comfortable for everyone in the family. Add a set of nesting tables that can be handily moved from room to room for games and projects.

Don’t trip over the stuff of family life. There’s a way to make everyone happy . . . especially Mom.

All The Forms You Need

Any transaction involving an exchange of money for products and/or services should be properly documents. For purchases of small items, you normally get an official receipt or a docket from the vendor once you hand over your payment. For larger more expensive items such as furniture, equipment, appliances, the process will involve more documentation. In exchange for your hard-earned cash, the seller will not only hand over the receipt, but a warranty card to protect you against factory defects as well. Bigger purchases that can be considered investments, such as cars and most importantly: homes should be handled with utmost care. Not only because it involves a lot of money, but because these transactions will affect the lives of the buyer and the seller for many years to come.

Of all the purchase transactions you can do in your life, nothing would be more sensitive and would need attention to detail as that of purchasing or selling a house. Each step of the transaction should be fully documented and if there are revisions that need to be made, these should be recorded as well. Buyers and sellers can opt to prepare the documentation themselves but, due to the number of changes a single transaction can have, being able to catch up with all the revisions may be difficult for the average consumer; and for this reason, ready made real estate forms were produced.

Ready made real estate forms can be obtained from the offices of real estate agents or downloaded from various real estate websites. These real estate forms cover all the possible real estate transactions an individual may encounter: from renting to purchasing or selling properties. There are generic real estate forms that can be used by anybody irregardless of their place of residence; and there are also state specific real estate forms that conform to the legal requirements of a particular state. There are also real estate forms that cover disclosure laws (particularly for lead-based paint).

Real estate forms can be purchased individually as the user sees fit; or a complete set can be bought. Purchase of individual real estate forms is ideal for those who are involved in short-term real estate transactions, such as having a property leased out. Those who will be embroiled in a real estate deal that may require constant revisions and changes, and for a significant period of time; such as selling homes, are better off purchasing the complete set.

Buyers of ready made real estate forms can be assured of the accuracy of the forms format, their legality and their contents. The manufacturers of ready made real estate forms spent much time and energy verifying that their documents will be honoured by any legal entity. These real estate forms are generally up-to-date but it would help if you checked law offices or real estate agents for the latest updates, although since real estate laws and regulations are not revised often, real estate forms generally stay the same for long periods of time.

Through the development of ready made real estate forms, the process of conducting real estate transactions has become much easier. Ordinary laymen now have the option of doing everything themselves and forego the services of realtors.

9 Great Family Boating Activities

One of the most enjoyable outdoor activities that my family and I do during the summer is to go boating. Boating is a great way to bond with friends and family members. If you don’t own a boat you can easily rent one for day at one of your local marinas. There are several boats to choose from and many activities to participate in while on the water. Below are just a few of the great things you can spend your day doing while boating.

1. Relaxation – Many families will take an enjoyable stroll around the lake or river relaxing while spending time chatting with friends and family. Take a cooler and snacks and sit back and enjoy the peace that you can experience while floating on the water.

2. Fishing – Take your kids, grandkids friends and family out for a day of fishing. Not only will you have blast watching the young ones eyes light up when they catch a big one, but you will also be able to spend that quality time together that everyone deserves.

3. Swimming – You’ll find several boats that will dock at the sand bar or out in the middle of the lake. When you notice these boats sitting their you’ll see how much fun their having jumping off the side of the boat, or just floating in the water swimming. The kids seem to enjoy this more than anything else you can do on the boat.

4. Tubing – Here is my favorite activity on a boat. Take everyone out on the boat for a little tubing. This is a great activity for everyone. Watch the kids laugh and yell as they skim across the water on their favorite towable. There are many towables to choose from depending on your rider’s action level.

5. Water Skiing – It’s a great time to get out your skis and hit the water. Friend will love watching the experienced skiers as well as watching the beginners get up for the first time.

6. Kneeboarding – This ones a little easier than water skiing and kids will really enjoy the thrill of racing across the water. Watch out for those waves and be ready to splash in the water.

7. Fire Works – One of my favorite times of the summer is watching the fireworks over the lake while your sitting out on the boat. This can be one of the most spectacular views for watching fire works. Boating is a great way to enjoy the 4th of July weekend.

8. Wakeboarding – If you know how to water ski get ready for some wakeboarding action. You can have a blast trying out new stunts on a wakeboard. This is one of the most popular activities for young ones on the water.

9. Slalom Skiing – Kick away that other ski and use only one. This is for the more advanced skier, but friends and family will cheer you on as you make a big spray behind you while your slaloming.

This summer head to the water with your family and friends and enjoy your time together.

A Guide To Discount Laminator Products

A discount laminator allows you to perform lamination in your home or office. There are several choices in machines, depending on the volume and size of the projects you need to cover. Read about the equipment that is available to help you find the perfect machine to fit your needs.

Types of Laminator Equipment

Pouch Laminators
Pouch machines are the most common types of equipment found in the office or the home. Depending on the machine, they can laminate projects from a small identification card up to an 11X 17 sheet. They use V shaped pouches. The document is placed in the center of the V and is fed into the machine. The rollers are used for heating the laminate and adhering the film to the document.

There are a few benefits to pouch machines. they are the easiest of all machines to use and are a great first laminating machine for most people. They are also the least expensive of all equipment. Pouches are inexpensive and the easiest way to make your documents water proof.

Roll Laminators
These machines use rolls of laminate. They are able to accommodate larger documents than pouch machines. Depending on the machine, they will work for documents from twelve to eighty inches wide. The laminate is pressed between the two rollers to adhere the glue to the document. Roll machines are often used in digital printing and wide format work.

Most roll machines can work with either hot or cold film. If it is a cold laminator, it will only work with cold film. A hot laminator will work with either hot or cold film. For hot, the rollers are heated to a temperature of about 240 degrees Fahrenheit. The heat activates the glue and the pressure seals the document inside. These can be used with cold film by not heating the rollers.

Liquid Laminators
Liquid laminating machines are newer, less common machines. These are generally used on digital, wide format machines. Most work for projects up to sixteen feet long. The laminate can be applied in a variety of thicknesses, depending on the project.

These machines use either gravity or a pump driven system to apply the liquid laminate. Both types have a drying system built into the machine to dry the liquid on the paper. When it comes out of the machine, it will be surface dry and will need extra time to completely dry before being used. These laminating machines take some time to get used to and aren’t the best choice if you are new to laminating.

Choosing a Discount Laminator

Laminators come in a variety of sizes for different uses. The sizes range from a small identification card all the way to the large, wide format machines and everything in between. The size you choose will depend on the size of the projects you typically need to laminate. If you generally need to laminate smaller documents, you may opt for a pouch machine. You can always send the occasional wide format job to the local print shop.

The volume of the lamination you need done will also determine the size of the machine you need. If you only need a few things each week or even each day, a pouch machine will probably be sufficient. If you do many pages per day, you may want to invest in a more expensive roll machine.

Where to Buy a Discount Laminator

The internet is the best place to find a great deal on laminator equipment. Sites offering office equipment often carry laminators. Sometimes you can find a good deal offering free shipping on more expensive machines. If you want to see the equipment up close, visit an office supply store and then shop for the machine you have chosen online for a better price.

Learn about the different machines available before making a purchase. This equipment is very expensive and you want a machine that has all the features you want. This will ensure years of use. When comparing laminate equipment, compare not only the price, but the warranties and shipping costs. Sometimes a slightly more expensive machine will end up being a better deal, if it includes a better warranty and free shipping.

A Brief History Of The Popup Ad

Pop-up ads are a form of online advertising on the World Wide Web intended to increase web traffic or capture email addresses. It works when certain web sites open a new web browser window to display advertisements. The pop-up window containing an advertisement is usually generated by JavaScript, but can be generated by other means as well.

A variation on the pop-up window is the pop-under advertisement. This opens a new browser window, behind the active window. Pop-unders interrupt the user less, but are not seen until the desired windows are closed, making it more difficult for the user to determine which Web site opened them.

For early advertising-supported web sites, banner ads were sufficient revenue generators, but in the wake of the dot com crash, prices paid for banner advertising clickthroughs decreased and many vendors began to investigate more effective advertising methods. Pop-up ads by their nature are difficult to ignore or overlook, and are claimed to be more effective than static banner ads. Pop-ups have a much higher click rate than web banner ads do (about every 14,000th popup ad is clicked on).

Pornographic web sites are among the most common users of pop-up ads. Some particularly vicious types of pop-up ads (again, most often seen in connection with adult entertainment sites) appear to have either been programmed improperly or have been specifically designed to "hijack" a user's Internet session. These forms of pop-ups sometimes spawn multiple windows, and as each window is closed by the user it activates code that spawns another window -- sometimes indefinitely. This is sometimes referred to by users as a "Java trap", "spam cascade" or "Pop-up Hell" among other names. Usually the only way to stop this is to close the browser.

Opera was the first major browser to incorporate popup-blocking tools; the Mozilla browser later improved on this by blocking only popups generated as the page loads. In the early 2000s, all major web browsers except Internet Explorer (then the most popular browser and still as of 2006) allowed the user to block unwanted pop-ups almost completely.

In 2004, Microsoft released Windows XP SP2, which added pop-up blocking to Internet Explorer. Many users, however, remain unaware of this ability, or else choose not to use it. Many others are not able to use it at all, as they do not use Windows XP SP2, but older versions of Windows. Some users install non-Microsoft ad-blocking software instead.

All About The DNS Domain Name System

We all know that in the world of domain names today, the presence of the DNS domain name system is very much significant. It is interesting to know that the acronym DNS actually stands for Domain Name System/Service/Server. However, I will be using the term DNS domain name system here to provide you with a clear knowledge about the meaning of this particular thing.

The DNS domain name system is actually a powerful tool that contributes a great part in the domain name process. It is often described as an internet service that translates or transforms the domain names into an IP or Internet Protocol address.

Aside from knowing such basic function of the DNS domain name system, it is also interesting to learn that a basic possession of the DNS domain name system is caching. This property takes place in situations when a server welcomes information about a mapping, it caches that information. Therefore, with such function, a later question for similar mapping can use the cached output, and will not result to additional questions to other servers. And generally, the DNS domain name system applies the caching to optimize the cost of the search. But how does the DNS domain name system caching works?

In terms of caching, it is very nice to know that every server has a cache for currently applied names along with records of where the mapping data for a particular name was taken. So when a particular client is asking the server to determine a certain domain name, the DNS domain name system then does check if it has the power for a domain name, and if it does, the system doesn’t need to cache the information. However, if it has no authority for a domain name, the DNS domain name system then checks its cache whether the domain name has been resolved currently, and if yes, the DNS domain name system reports the caching data to its clients.

There are some instances that the DNS domain name system cache can be examined when the system cached the data once, but didn’t adjust it. Due to the reason that the information about a certain domain name can be changed, the server may have inaccurate data in its caching table. There is a certain value known as the Time to Live or known as TTL which is applied when to age the information. So whenever an authority responds to a request for a domain name, it then involves a Time to Live value in the answer which indicates how long it assures the binding to linger.

5 Years old and PREGNANT

This government's new controversial plan to educate and tell our babies all about the birds and the bees. And comments from Deidre Sanders has impelled me to write this article.

As young as five years of age, kiddies are to be primed for lessons on sex related issues in hope to help lower the number in teen pregnancies.

For gods sake we are talking about babies here who struggle to count to 10 as it is, without number 10 sticking its oar in. At least let the children hit puberty where their understanding is a slight clearer before this action is made law.

Research has proven that early education on matters as such, has helped teenagers to hold back on their urge to sample a taste of two becoming one.

The plan is expected to omit facts on genital warts etc and just provide details on the context of real life relationships not delving into the nitty gritty human plumbing as it was put, so the good news is, our babies escape listening to all the gory details that can result from unprotected sex.

If and when it comes into force and your child starts to show bodily interest in the opposite sex, then surely he/she has the right to know all the gruesome facts. Awareness should be top priority on the list of importance for fear of our children becoming involved with infected partners. The sad thing is not many carriers know that they have an STD and therefore are unaware to the hazardous health risks that they may generate through sexual contact.

The horrors of unsafe sex STDs genital warts an all is most certainly a deterrent giving kids second thoughts before going back for a seconds. Highlighting the pain and heartache from unsafe sex on a more serious note may help prevention; it is not to be ignored.

Tell me what 5 year old is going to give up their Barbie doll/remote control car for a bit of the other. What next a condom in their lunch box.

No doubt views will differ on this matter, some parents will welcome this decision then there will be the strongly opposed majority.

It seems from the snippet read; apparently parents can not rely on telling their children that underage sex is unacceptable.
Teaching infancy minded innocent children on what their bits are for may cause problems. Give a kid a bike he/she will ride it, give a piece of chocolate they will eat it, give them the ingredients like a penis/vagina/male/female then you have the perfect recipe for an early pregnancy, who knows even at the early age of 5 years old.

Our government already have our children walking round like little Joe Nineties (Boffins) I am totally aware of the importance of education for our families but teaching our kids on how to play mummies/daddies before they can even pronounce the very words, is beyond me.

As a protective parent I would like to think that I still have the right as a mother to teach my kids right from wrong. And what I see right for my child is what nature intended, to grow up and have a have a childhood. Parents will always rely on the advice they give to their children, whether they listen is a different matter.

Hearsay has it to say goodbye to the good old rubber dummy and make way for the new pacifier a rubber sheath.

6 Powerful Tips to a Better Sleep

Many Americans are having difficulties falling asleep at night. Instead of sleeping and dreaming they roll around in their beds trying to fall asleep. The result usually is people not rested enough in the morning and tired all day. This results in stress and less performance on the job or at home. We have developed a list of 6 powerful tips that have helped us to achieve better sleep.

1) Room temperature: Keeping the temperature in your bedroom at 70 degrees Fahrenheit or below is recommended. Too often an overheated bedroom is causing sleep problems. Scientific studies show that the body can better relax with temperatures at 70 degrees or slightly below.

2) Reduce caffeine. A recent study showed that caffeine is not metabolized efficiently and fast enough at night. The effects of caffeine last much longer than most people expect. The result is difficulty falling asleep. Studies have shown better sleeping patterns if no more caffeine is consumed after 6.00 PM.

3) Avoid alcohol. Alcohol will keeps the body from reaching the deeper stages of sleep, where the body does most of its healing and resting. The result of drinking can be a very light sleep or difficulty falling asleep in general.

4) Beds are for sleeping. If you are used to watch TV in bed or even work while being in bed, you may find it much harder to relax and to fall asleep. Remove the TV and do not work in bed. Sleep requires your brain to slowly shutdown and any distraction will cause sleeping problems.

5) Go to bed at around the same time every day. Don't change your bedtime back and forth. Having a certain schedule developed it will be easier to fall asleep pretty much at the same time every day. A recurring schedule will help your body to get into a sleep pattern and make it easier to fall asleep.

6) Remove the alarm clock from your view. Starring at the time will only create the feeling that you have to sleep, but you are not. These worries will make things even worse. Losing the feeling for time by not seeing the actual and how long you have been awake has shown to improve healthy sleep.

Andropause and Erectile Dysfunction

One of the signature symptoms of Andropause is erectile dysfunction (ED). An embarrassing, nerve-wrecking experience, ED is when a male cannot perform for his female partner. In layman’s terms, it is the inability to have an erect penis during sexual activity.

It is the primary issue amongst men in regards to their sex lives. Let’s become acquainted with how a full erection works and why this condition exists. Men under the influence of Andropause have erectile dysfunction no matter what’s on their mind. Thinking of a nude Playboy centerfold model would likely induce pleasant and sexual thoughts into a man.

Sexual thoughts, however detailed or brief they may be, are produced in the brain. After all, the brain is responsible for thinking. These sexual thoughts directly spark nerve signals down through the spinal cord and into the muscles of the penis. These nerves send a flow of blood running through the arteries in the penis while it is in a relaxed state, building pressure.

A man without Andropause can have a constant, steady flow of blood flowing to his penis arteries in a good amount. The more blood that flows down there, the harder and longer your erection will be! When sexual thoughts creep out of your mind and you’re focused on another activity, your penis returns to its relaxed state. We can guess Andropause sufferers are going to have to do something else rather than think about that nude Playboy model to obtain an erection!

Erectile dysfunction can attribute to psychological causes. Psychological causes can include having fear of our female partners (especially when it is a specific person with whom we feel shy with), depression, lack of self esteem, and cluelessness as to what to do with certain parts of the female anatomy. Our bodies are exposed ¨to the air¨ and we often times feel ashamed of what we look like to our partners. Mind thoughts and emotions that are pessimistic in nature not only affect your mental state, but the performance of your penis as well.

As with other medical conditions, the effects of impotence can be magnified if we do not follow a proper health regimen. The top dog in promoting erectile dysfunction is the use of drugs, particularly the cancer sticks you find over the counter – we all know which one that is. Cigarettes reduce the amount of blood flow to the penis. Undergoing surgery and prescription drugs also contribute to the problem, like tranquilizers, medications for seizures, beta blockers, and diuretics. Even a simple over the counter drug like NyQuil Cold & Sinus (a decongestant) can reduce blood flow to the penis, at least temporarily.

We’ve probably all seen those commercials before. You know, the one with Rafael Palmeiro (major league baseball player in his late 30´s) promoting the use of a special pill known throughout the globe as Viagra. Viagra is a staple of American culture – the subject of endless tonight show monologue jokes and a popular conversation topic anywhere. At a cursory glance, Viagra may seem like a sideshow attraction, but its been proven to be one of the most effective drugs you can take for erectile dysfunction.

Using Viagra requires a doctors prescription, but it is so readily available you can get away without one. Before considering going on this pill, maintain a healthy lifestyle and build up those testosterone levels naturally. Make a visit to your doctor to discuss a proper dosage and see if Viagra is right for you. Remember, there are many erectile dysfunction pills out there – the goal is to see which best suits your condition. Don’t fret over this condition – with the plethora of solutions and medications combating this problem, you’ll be sure to be fine in no time.

A Cook's Guide to Quick Meals and Desserts

With cooking, creativity can be just as important as the ingredients. With our busy lives, we can all get in a rut sometimes when it comes to cooking. We want simple and quick meals that we've cooked hundreds of times - no surprises! We want our children to try new, healthier foods but aren't willing to be creative and try out some new recipes.

If you find yourself cooking the same old meals week in and week out, there's good news. Now you can try out new recipes using many of your handy ingredients and create new healthy meals easily. Here are some tips to get started.

Buy an Easy Cooking Cookbook

This might sound obvious, but you should first find a cookbook with recipes your family will love that's very easy to follow. Many cookbooks today offer only "fancy" foods packed with bizarre ingredients you've never heard of. Often, the food in these books doesn't even look tasty in the photos! Shop around online to find a cookbook that makes cooking easy and uses many of the ingredients you already keep around the kitchen. Be sure the cookbook offers your basic types of recipes such as entrees, casserole dishes, breads, fruits, veggies, beverages, and desserts.

Cookbooks also tend to favor one style of cooking, such as Santa Fe style cooking or Southern cooking. Choose one that caters to your family's taste buds, but don't be afraid to try something new.

Spice It Up

After buying a cookbook, go through the cookbook marking recipes you'd like to try for the month. You might try one or two new recipes a week just to add a little excitement to the dinner table. Write down the ingredients required, but don't forget the spices. Spices are usually what can make or break a meal. Buy spices that are required for the recipes and maybe a few extra spices for later. You can stock up on spices and keep them for a long time. When you become familiar with the new spices, you can test them in a variety of foods to enhance the flavor.

Create Menus in Advance

Preparation is the key to saving time and sticking with a meal plan. Plan menus in advance so there are no surprises. Keep ingredients on-hand that you know you will need. Most recipes give a preparation and cooking time. Plan your meals according to your schedule. Check out the available time listed for cooking. On days that you get off work late and will be rushed, find simple meals that you can cook quickly.

Prepare Mixes and Simple Foods in Advance

If you plan to make a dessert or a large meal, prepare your mixes and simple foods in advance to save time. For instance, if you plan to serve rice, potatoes, or macaroni with a meal prepare these the night or morning before and store them in the fridge. Then you'll only have to warm them up when needed.

Cake, cookie or brownie mixes for dessert can also be stored in the fridge for later cooking. Tip: To make your flour last for months and months, store the bag of flour in the freezer. The flour itself will not freeze, but it will last a very long time.

Mix Old with the New Just to be Safe

When preparing a brand new dish, be sure to mix some old food items in the menu just in case your family dislikes the new dish. This will ensure that everyone has something to eat even if they don't like the new recipe. For example: Perhaps you're introducing sourdough bread for the first time. You can cook some regular bread along with it and present both types of bread for everyone to try. Some family members might like the new bread and some might not. At least they are trying new foods!

With any new cooking venture, you will need to take some extra time and effort to give it a try. Once you become familiar with some new recipes, you'll find that it gets easier and easier to add new foods to your family meals.

A Case Of Coin Telemarketing Fraud: Here's What I Shoulda Done

One day back in 1985, I received an unexpected phone call at my office from a man named Gordon Carl (not his real name – but whose real name I’ll never forget). The thing that initially struck me the most about the polished Mr. Carl was his heavy New York accent, like something you might hear in a gangster movie. The purpose of his call: to offer me a “great deal” in rare coins. As a result of that conversation, I agreed to purchase five 1943 Walking Liberty half dollars Mr. Carl described as MS-65 specimens. Furthermore, he guaranteed that his firm would buy the coins back from me at any time of my choosing, paying 5% less than the “Grey Sheet” bid price. As an unmarried “yuppie” (now there’s a word you don’t hear much anymore), I calculated that I could afford the $1375 required to make the purchase. Perhaps more than anything, greed clouded my judgment, and like a fool, I trusted Mr. Carl and dropped a check in the mail the next day.

Later in 1985, Mr. Carl’s company changed names. Rather than interpreting this as a flashing red warning signal, I eagerly sought to add more coins to my portfolio. Being a gregarious sort of fellow, I attempted to establish a friendly rapport with Mr. Carl and his associates. Looking back after all these years, what has irritated me perhaps more than anything is how this shyster must have smirked every time he heard my voice, for what a gullible, willing dupe I was.

In 1989, I decided it was time to cash in my coins, so I called Mr. Carl. Not surprisingly, the company was operating under yet another name. I couldn’t get through to Mr. Carl, but ended up talking to his brother, Maurice, with whom I had never spoken. I informed him that I wanted to liquidate my Walking Liberty half dollars in accordance with the buy-back policy under which I had purchased them. Much to my disgust, he coldly declined, indicating his organization was not affiliated with those earlier companies, and was under no obligation whatsoever. In fact, he insinuated that he had never even heard of these outfits before, despite the fact that his brother, Gordon, factored prominently in these businesses. At that moment, the fog was finally lifted from my eyes: I had been scammed! Not knowing what else to do, I politely said goodbye, and hung up. I sat there, staring at the phone for what seemed like an eternity, in stunned disbelief.

Several days later, I took my 1943 Walkers to a local coin dealer, the first step in submitting them to a third party grading service. I didn’t expect them to grade out as MS-65, but if they came back as MS-60 or MS-63, I could at least begin there to cut my losses. The dealer studied a couple of the coins closely under magnification, and then sadly declared the coins were damaged due to improper cleaning. He advised me not to have them professionally graded, because the cost of grading probably exceeded the value of the coins. With few options left, I put the tainted Walkers in storage, vowing never to repeat this experience.

Let’s now flash forward to the present time. Normally, I don’t like antagonizing myself, so it was with some reluctance that I fired up the computer to play the game “What If?” That is, what if I had spent my $1375 with a reputable dealer in 1985 to purchase Walking Liberty half dollars? What kind of value increases would I be enjoying today had I been smarter back then? To answer this question, I first retrieved the historic value trend tables I researched in late 2005 for Walking Liberty half dollars. For each date, mintmark, and condition, I noted their values in 1985, and placed them next to their corresponding values in 2005, for a “before and after” comparison. In all, there were about 450 such comparisons. Next, I calculated an annual compounded percentage return rate for each data pair, and sorted them from highest to lowest. I then listed the top 20 for closer examination:

Date...........Condition……..1985 Value……..2005 Value……..Annual ROR

1917-D Obv….MS-65……….…..$3000……………..$27500………….…..11.13%
1921-S………...F-12……….…....$30.00……..…….…..$250………….…..10.62%
1919-D…….…..MS-65………...$15000……….....$115000……….…....10.19%
1917-S Obv….MS-65…………...$5250……….…....$35000………………..9.45%
1918-S………...MS-65…………...$3000………..…...$17500………………..8.76%
1916-S…….…..VG-8………..…..$30.00………….……..$150…………….…..7.97%
1917-S Rev…. MS-65……….…..$3500……………..$17500………………..7.97%
1921-S…….…..VF-20………….…..$200…………..…..$1000…………..…..7.97%
1921-S…….…..XF-40…………....$1000…………..…..$5000………….…..7.97%
1921-S…….…..MS-65……..…..$22500…………..$110000…………..…..7.85%
1918-D…….…..F-12………………..$8.50……………..$40.00…………..…..7.65%
1918-D…….…..MS-65…………...$5500…………....$25000…………..…..7.48%
1921-S………...VG-8…………....$17.50………….…..$75.00…………..…..7.18%
1921-D…….…..MS-65……….…..$6500………..…..$27500…………..…..7.11%
1916-D…….…..VG-8………..…..$12.50……………...$50.00…………..…..6.82%
1938-D…….…..F-12……………..$25.00………………....$100…………..…..6.82%
1938-D………...VG-8………..…..$20.00………….…..$80.00…………..…..6.82%
1920-S………...MS-65……….…..$3750……………..$15000………………..6.82%
1917-D Rev….VF-20……….…..$45.00…………….…..$175…………..…..6.68%
1938-D………...VF-20……….…..$32.50…………….…..$125………..……..6.62%

The Walker with the best return since 1985 is the 1917-D (MM on Obverse) in MS-65 condition. At $3000, it was well beyond the $1375 available to me to spend on numismatics in 1985, as were all nine MS-65 coins appearing on the above Top 20 list. However, the remainder of the Top 20 represented coins in circulated grades, and all were within my price range. Had I directed my hard-earned cash toward the purchase of a legitimate example of each of these coins, I would have spent $1421, just barely above what I forked over to Mr. Carl. Today, those same Walking Liberty halves are cumulatively worth more than $7000. In pure financial terms, this increase computes to an annual compounded return rate of nearly 8.00%. If only I had known then…

Take note that all 11 of the Walkers that I wish I had added to my collection in 1985 are recognized as key and semi-key dates in the Walking Liberty half dollar series. The fact that they are for well-circulated specimens (typically not the object of affection for promoters and speculators) suggests that what has propelled these coins to ever-increasing heights over the years is fueled by consistent collector demand. We can expect to see similar patterns in the future. If I were to conduct this same study in the year 2025, comparing retail values then to what they were in the year 2005, the Top 20 would probably strongly resemble the Top 20 in 2005.

What became of the 1943 Walking Liberty half dollars Mr. Carl suckered me into buying? Well, I still have them, squirreled away in a bank deposit box. I haven’t even looked at them in a decade or so. As I was writing the final words of this article, it finally dawned on me to ask one more question: how would my investment have performed had these been bona-fide MS-65 specimens? Taking the same body of data used to derive the Top 20 above, I started thumbing down the list… going down, down, and down some more. Finally, I came across the 1943 in MS-65 condition, on line 419. The annual rate of return of this coin since 1985 is a dismal -2.13%. That’s a NEGATIVE 2.13%. Ironically, even had Mr. Carl been an honest businessman, it still would have been a lousy investment for me.

There are two lessons to be learned here: (1) If interested in seeing your coins increase substantially in value in the years ahead, purchase coins that have already demonstrated a long record of consistent price advancements, which usually are the key and semi-key dates for a given series, and (2) Deal only with reputable people.

So what ever happened to the slimy Mr. Carl and his band of thieves? Well, perhaps there is some justice in this world, after all. In late 1989, about the time I discovered I was being victimized, the United States Postal Inspection Service began an undercover sting operation of the company. Apparently, I wasn’t the only unhappy customer, but my losses were minimal compared to the sums bilked out of others. In February, 1991, postal agents stormed the “boiler room” outfit, executing a federal search warrant based on a complaint involving the alleged fraudulent selling of coins through the mail. Mr. Carl and others were arrested and led away in handcuffs.

Postal authorities publicized that anyone with grievances against the company was encouraged to contact them, to help bolster their case against the defendants. Since I kept meticulous records, I had no trouble assembling incriminating documents and forwarded everything to the Inspector’s office, tied together by my personal story. I never heard exactly how the case was resolved, but it seems almost certain these crooked telemarketers got what they deserved. As for me, I won a small measure of satisfaction, knowing that I provided evidence to help expose them. Now, if I could just figure out what to do with those defiled 1943 Walkers...

9 Essentials of Credit Card Rewards

A credit card that offers a reward point scheme means that as you use the card you accumulate a certain number of points which can then be converted into a reward of your choice. It can be air miles, gift vouchers, or a purchase of some kind. But to get the most benefit out of a reward card you need to ensure that it offers good value for your money. Did you know it could take over five years and an expenditure of over US$ 5000 to get a free ticket within the US.

Credit rewards are carrots dangled by credit card companies. Before you are caught by the enticement evaluate your monthly earnings, expenditure, as well as loans. Do not invite a financial hurricane if you are not in a position to pay all your bills every month. Interest rates on reward cards can be at least 2-3% higher than other cards.

1. If you love travel then choose to treat reward points as frequent flier miles. Check out the options your credit card offers.

2. Many cards offer a cash rebate. The enticement carries hidden a higher interest rate and if you are not in a position to settle your bill immediately you will spend much more than you earn on the rebate.

3. Use a card that offers a large number of options. Then you have the luxury of selecting from a huge variety of merchandise.

4. Be clever use the reward points quickly before the card company downgrades the points gathered by you.

5. Check whether your reward points can be set off against the annual fees payable by you. If you have a no fee card then choose rewards that are of use to you like gasoline, travel assistance, retirement incentives, flier miles, or cash back. Do considerable research and choose a scheme that works for you.

6. Use the card that offers you a reward steadily but be sure you can settle the bills every month otherwise, the interest you pay will negate the rewards earned.

7. Use the rewards card to pay for groceries and utilities every month. It is a necessary expenditure which can earn valuable reward points.

8. If you have a mortgage payment to make and the bank accepts credit cards then pay with you credit card and earn the reward points. However the outstanding must be settled immediately.

9. Always be well informed check consumer reviews and with www.cardratings.com about the cards you hold.

To reap good value out of a rewards program you will need to use your credit card often. By using the card to pay for utilities, groceries, prescriptions, mortgages, and more you can earn many points perhaps even a 1000 dollars in a year. Handle your finances wisely, never spend more than you can afford.

All Natural, Chemical Free At Home Dry Cleaning Methods

Perchloroethylene, better known as perc, is used by 80 percent of dry cleaners in the United States as a solvent to wash clothes that are “dry clean only.” Despite its effectiveness, the use of this chemical has been linked to a range of health side effects and has recently come under heavy public scrutiny. With heavy regulation from the Environmental Protection Agency, professional dry cleaners are seeking the use of a safer chemical—liquid carbon dioxide—to provide a green laundry alternative. At-home dry cleaning kits such as Dry Cleaner’s Secret are providing the option of affordable & environmentally safe dry cleaning, that cuts down the energy-burning, waste producing processes that the professionals use.

The first step to green dry cleaning is replacing harmful chemicals with natural cleaning products. Perchloroethylene (perc) is a synthetic chemical that is made from a reaction between ethylene and chlorine. Like many synthetic chemicals, it poses a threat to our health. Perc is a central nervous system depressant. Exposure to it can occur in the workplace or in the environment when it is released into air, water, land, or groundwater. It can also occur when people use products containing perc, spend time in dry cleaning facilities that use perc, live above or adjacent to these dry cleaning facilities, or bring dry cleaned garments into their home before they are properly aired out. Short-term contact can cause dizziness, headaches, nausea, and irritation of the skin, eyes, nose, and throat, while long term exposure poses greater threats, including liver and kidney damage and cancer.

Liquid carbon dioxide (CO2) appears to be the most practical green dry cleaning solvent to replace perchloroethylene. It is cheap, abundant, naturally occurring and can even be recycled from the industrial wastes from the manufacture of chemicals such as ammonia. Most importantly, exposure to carbon dioxide has no health side effects. The only drawbacks for dry cleaning with CO2 are that it does not clean as well as perc does and the machinery needed to use it is very expensive, thus a higher price is past on to the consumer.

A virtue of environmentalism is moderation. That being said, green dry cleaning is best achieved if you do not dry clean at all or limit the use of professional dry cleaning by using at-home dry cleaning kits for garments with smaller spots and stains or that need to be freshened. Professional dry cleaning is a large process that uses a lot of energy and produces a lot of waste in the form of powder residue, sludge and wastewater. If the dry cleaner is still using perc (it is still allowed in most states), these substances are hazardous. At-home dry cleaning involves no more than a Dry Cleaner’s Secret cleaning cloth and your dryer. There are no harmful chemicals involved and no waste.

While perc remains the most effective dry cleaning solvent, the use of natural cleaning products and at-home dry cleaning can only be beneficial to our health and our environment.

"Blue Groups" In Music History

I recently had an email question posed to me from my site that asked me what I thought was the most successful “Blue Group?” (I have narrowed it down to the word "blue" in the beginning of the band name)

I can only say with such an eclectic list of choices that you would have to narrow it down to what type of music is being played by the group, how you define success and of course, personal preference.

If you are looking for a hard-rock group, you have several selections, including Blue Cheer, a 60's group that some refer to as one of the first heavy metal bands. Their hit, a remake of Eddie Cochran’s “Summertime Blues” spent ten weeks on the American Billboard Top 40, peaking at number 14 in 1968. Even with numerous personnel changes, San Francisco’s Blue Cheer was able to release several breakthrough and influential albums.

However, if you are looking for commercial success and longevity, one could argue that Blue Oyster Cult, another hard-rock/heavy metal band could top that list. In 1972, with their self named debut album, Blue Oyster Cult combined the elements of hard-rock and intense touring to pave the way for their upcoming success. In 1976, they broke through to the mainstream arena and FM radio with the album “Agents Of Fortune” that included their biggest hit, the classic and infectious “Don’t Fear The Reaper.” Blue Oyster Cult proved that they were more than a one-hit wonder with more than fourteen albums to their credit.

Furthermore, if you a looking for one of the top “blues” blue albums, there are several in that realm. The Blues Brothers (formed by Saturday Night Live alumni’s Dan Aykroyd and John Belushi) rode the success of an SNL skit and with many superstar musicians scored several top 40 hits including “Soul Man.” Blues Traveler, with singer/harmonica virtuoso John Popper are known as a “blues jam Band” with strong improvisional skills and their top hit “Run-Around,” one of the biggest singles in 1995.

The Blues Project, a group formed in 1965 by guitarist Danny Kalb and Steve Katz, was one of the first “underground” groups in the US, mixing rock/blues/pop and folk; they compiled a couple of eclectic and revolutionary albums in the mid 60's.

But if you are looking for the definitive blues album by a blues band, John Mayall’s Blues Breakers (with Eric Clapton) provide the perfect example of a blues and boogie combination extraordinarily played by the astonishing Clapton.

The psychedelic music genre is well represented with the Bronx-based Blues Magoos who charted in 1967 with “(We Ain’t Got) Nothing Yet.” Throughout their short career they rode the psychedelic era horse and played a mixture of infectious rock and roll and unrelenting garage rock.

A largely unknown blue band “Blue Things” was able to mix their Byrdesque folk and energetic pop rock to become a regional success in the Midwest and Texas. Despite a national record contract with RCA, they remain one of the better examples of the mid 60's music era that you probably never heard of.

A group from Toronto, Canada named Blue Rodeo has drawn comparisons to the Beatles/Dylan with smooth harmonies and rootsy folk rock, they are certainly worth a listen if you like alternative country rock.

Other blue groups include Blue Nile, formed in 1981 in Glasgow, Scotland, were highly praised for their dreamy-pop sound. The Blue Ridge Rangers gets a mention merely because of the iconic John Fogerty, who released an album under that name (even though, technically the group was just Fogerty playing all the instruments), that although was not a huge commercial success, proved he belonged as one of the top performers in rock and roll.

“Ride Captain Ride” was a top 40 hit in 1972 for Blues Image, a rock group that featured Mike Pinera (who later joined Iron Butterfly). Blue Magic, an R & B vocal group from Philadelphia scored two top ten hits in 1974. Additionally, a group named Blue Haze, a reggae group from England secured a top 40 hit in 1972 with the song “Smoke Gets In Your Eyes.”

Now, I may not have completely answered the email question, I think that is up to personal preference and taste. But I will give you an opinion of the worst song by a blue group. That distinction belongs to Blue Swede and the remake of the song “Hooked On A Feeling,” a hit in 1974, complete with the sickening and dreaded “OOGA Chacka” lyric added to the song.

Brain Freeze? Hire A Ghost Writer

Does this sound familiar? You have a newsletter that needs to go out in a few days, but you just can’t come up with a good article to write. You have a serious case of writer’s block. Or, you know you should be adding more content to your site on a regular basis to keep the search engines (and of course your visitors) happy, but you just can’t find the time to sit down and write articles every week. There’s an easy solution to both problems. Hire a ghostwriter to write the articles for you.

Basically, a ghostwriter is someone that writes articles for you that you get to claim as your own and publish under your own name. No one other than yourself and the ghostwriter has to know that you didn’t write the article yourself. Once you pay for the article, you hold all rights to it and can publish it wherever and however you see fit.

Now let’s talk about the hard part. How do you find a good ghostwriter? You can start by posting a small project on elance or guru.com. Anyone interested in writing for you can bid on the project and you will get to choose your writer from the bidders. I mentioned posting a small project because you just don’t know exactly what you are going to get until you receive the finished articles. A small project in elance or guru terms would be about 15 to 20 short articles on a subject that’s either common knowledge, or easily researched. You want to make it worth the bidders (to attract good writers) without having to spend too much per article.

Other great ways to find a ghostwriter is to network with others in your field, ask friends and post on message boards related to the topic you want the articles written about. Just ask if there is someone interested in writing for you. There are also quite a few freelance writers that offer ghostwriting as well. Search for ghost writing in your favorite search engine to find sites like momva.com .

Pricing for ghostwritten articles can range anywhere from $2.00 to $65 per article. Most writers will charge about $5.00 to $12.00. Keep in mind that you will pay less for shorter articles than long ones. The average article size is from 300 – 1200 words. Shop around, but don’t shop by price along. Like anywhere else you will get what you pay for. Articles in the $2 to $6 range tend to be pretty simple and to be honest quite boring. To get any decent hourly rate, the writer has to crank out 4 – 5 articles per hour and it will show in the quality of the article. You can however find some great articles in the $8 to $12 price range.

When choosing a writer, start by asking for sample articles. Find a few writers who’s style you like and ask them to write a few articles each. You should be able to tell who will work out and who doesn’t. If you have done a good bit of writing yourself, you may want to provide the writers with some of your own articles before they start, so they can get a feel for your style and personality. Pick one or two writers to write for you on a regular basis. It may also be worth staying in touch with the runner-ups in case a writer doesn’t work out, or doesn’t have time for additional projects down the road.

So, will it be worth paying someone to write your articles? It sure does for me. Submitting article and adding them to your own site is one of the fastest and cheapest ways to get traffic to your site. When you add the articles written by your ghostwriter to your site, optimize them by a particular keyword, or key phrase to get more search engine traffic. Then submit the un-optimized version to the various article directories. As your article is used on other sites and in newsletter the traffic will start coming in.

How much are you paying right now to advertise on various websites and in newsletters? $25 per ad or more? For $25 you can easily get 2 to 5 quality articles from a ghostwriter. These articles can then appear in countless publications and websites over and over again. Don’t forget, your resource box, with a link to your site will be included each time the article is published. Your articles may appear in larger newsletters or even print papers and magazines that you could never afford to place an ad in. If you ask me, hiring a ghostwriter and getting more articles with my resource box out there is a great investment.

Air Deflectors For Your Vehicle

Placing a new air deflector on your car is a wise decision. Bugs, road debris, and rocks can all macerate your hood or even break your windshield. Within moments your trip upstate has come to a screeching halt because of what was tossed up in the air by the vehicle in front of you while you were cruising down the highway. An air deflector might have sent that stone harmlessly to the side or up and over the roof of your car. Instead, your windshield took a direct hit. Let’s take a look at all of the advantages of an air deflector and how installing one is a cost effective solution.

# An air deflector doesn’t have to cost you a bunch of money and when you consider what you save in replacement glass, it pays for itself right away.

# Air deflectors also help manage bug splatter the same way. You understand how it is to drive around at dusk in some areas of the back country: you get hit by swarm after swarm of the largest insects. Your wipers work overtime and, yet, still the bugs still come. An air deflector pushes bugs to the side, away from your windshield so you can see clearly.

# An air deflector is easy to install; no special tools are needed.

# Air deflectors are stylish too.

When purchasing an air deflector for your vehicle, you can order one that will fit your particular make and model. There is no one sized fits all air deflector; they are custom sized to give you the right fit every time.

Top manufacturers include Lund, Ventshade, and GT Styling. Deflectors are made of polycarbonate construction to ensure that they last long and can withstand all weather and road conditions.

About Apologizing

We all make mistakes. Howsoever intelligent we may be, or wealthy, or experienced, we all make mistakes. Sometimes we realize, other times we don't. But we all make mistakes because we are human. Only God does not ever make any mistake.

Some of our mistakes hurt our interest. They don't hurt anyone else. But sometimes, we do few things knowingly or unknowingly that hurt others. That is the time to apologize. Why do many of us apologize immediately, and why do many of us avoid it? Why do many of us say sorry even for an insignificant hurt, while some wait for ages to sorry after committing gigantic blunders? That is a mystery. It all depends upon our thinking, our upbringing, our humility, our sense of right and wrong, and our opinion of others feelings and so on. But do we become smaller by saying sorry? Are we confessing a blunder by saying sorry? Are we hurting our ego by saying sorry? Certainly not.

We rather become better by saying sorry. When we say sorry, we feel good, the other party feels good. By saying sorry, we are not making a mistake of confessing a blunder and putting ourselves to risk of ridicule, but saying that- look here, I made this mistake, and I am very sorry for that. Please forgive me and let us be friends again. An apology makes us a better person by cleansing us of our guilt. Let us all say sorry as soon as we realize that by any act of ours, we have hurt someone even if the hurt is insignificant. If the mistake is bigger, our apology should match it to bring matters back to normal.

Let us apologize at all the times, we make a mistake and make someone happy again and get happiness in return.

A Plan Of Action

You have finally made the decision that it is time to make some changes in your life. You know that the only way things are going to get better for you financially, spiritually and physically is if you sit up and take action. You know you have to put forth the effort in order to reap the rewards.

So how exactly are you going to implement these changes? You are going to have a "plan of action".

A plan of action is crucial to your success. Without a plan it is merely a thought. When you add your thoughts to paper coupled with a desire to see them become realities and proceed to do everything possible to fulfill that desire you have a template for success.

A simple equation to use when creating a plan of action from your template is: Desire + Effort = Results.

Your first step is to write down what exactly it is you desire. Albeit wealth, personal development or whatever you so strongly yearn for that you simply can no longer go without, write it down. Make your desires realistic. For example, if your desire is to lose 20 pounds, it is unrealistic to believe you can lose 20 pounds in 3 days. However, it is possible to lose 20 pounds in 3 months with a proper plan of action. It is important to note that there should be a time frame with regards to your plan. These time frames are the milestones to marking your achievements.

Now that you know what your specific desire is, list the ways in which you plan on achieving optimum results. How do I plan to lose these 20 pounds? What do I have to do each day in order to achieve my goal? What do I personally need to do to see this plan come to fruition?

Set up a schedule outlining each step that needs to be taken daily to achieve weekly goals. Be specific. Create a daily "to do" list. At the end of the week you will be able to see how much you were able to accomplish. Congratulate yourself for each accomplishment.

Make a commitment to yourself to "Work the Plan". Stay focused on the positive. List all the reasons why you will be able to achieve your objective. Utilize the strengths you possess that will help you to complete your plan.

Know your weaknesses and make a concerted effort to overcome them. Incorporate both your strengths and weakness into your plan of action. Know what you are capable of and know what your shortcomings are.

Have your own personal reward system in place. Know what each reward will be for each accomplishment that you have fulfilled throughout your plan. With every desired result you achieve there should be a reward for having done so. An incentive plan customized to your wants.

Do not let yourself get disheartened. If you have a temporary lapse or deviation from the plan acknowledge it and continue to move forward with your plan. Keep the pedal to the metal or your nose to the grindstone, just keep on taking action. Remember, this is not a race to the finish line. Your plan is your future. Take the time to nurture and understand it.

We've all heard the adage "Rome was not built in a day". Your success regarding your plan of action will not be achieved in one day either. Success is a process and the process is something you have a long-term plan for.

"You and only you can determine if the reward is worth the price you are paying for it in effort".
